Whats the legal size limit for boxroom to be then classed as a bedroom?

    If you were buying off your own back it would be down to you to check things. In your case you had the luxury to live there before you bought so you knew the exact size, you knew about doors, you knew everything and you chose to buy.

    I am not saying that i want to sue etc. I am not also saying that i did not make a mistake, perhaps stupid in trusting their advice when this was queried. I am saying i believe it maybe both of our fault. Surely, i should of been informed about these things, some of which i was not aware of at all. I am very curious why they said what they did to a me when i asked. Yes many of you are right in certain areas. Yes i do appreciate everyones comments and would like to thank you all.

    What advice? I am not sure what they could have told you that you didnt already know about having lived there.

    You lived in it as a 3 bed house. The EA seem to be saying it will be easier to sell as a 2 bed with large rooms. This makes sense. People coming to look at a 3 bed will be put off by a small room.

    People coming to look at a 2 bed will be pleased with the large rooms.

    it doesnt mean it isnt 'legally' a 3 bed, just a more attractive 2 bed...

    Thank you everyone. I am not explaining this right. I will have to talk to the person that informed me of these things last week which i should have been told by them/others involved when these sort of questions were asked. No more answers are needed, thank you once again :)

    The thing is when you buy a house you get what you see when it comes to space, etc. It doesn't matter what they told you - they could have said the boxroom was a WONDERFUL space with IMMENSE potential, bleh bleh ... that's just sales speak. You saw what it looked like and you agreed to buy it. If you don't like it now, then knock down the stud wall.

    They didn't just see it, they rented it (ie lived in it!) for thirteen years before buying!
