Buyer won't sign contract

we had buyers like this - I suggest you loook very carfully at the terms of you contract - you will find that although you may for instance have agreed to leave curtains - which ones arent specified...we for instance happened to have an old bag in the loft - with added mould spots
light fittings could infact be any old tat - the specifice ones arnt stated
door keys - other than the front door arnt in the contract...including windows and radiator keys
look around - check whats not in the contract - it dosnt have to have an intrinsic value of £400 - it just has to cost that to replace
manuals - instructions etc are a pig
oh and get your power and gas cut off - not tranferred as you leave - there is no legal obligation to tranfer
and you can quite legally point this out to him
and if that dosnt work leave with a smile remembering.....
carpet dosnt need to be those beautifully clean and fitted ones you have...they can be the filthy ones left after your movers have dragged every potted plant from your back garden through to the front....in muddy shoes on a rainy day....
he dosnt hold all the cards he just thinks he does...
ps - plumming fittings are part of the contents and cant be removed - but every single joint can be loosened..Fight Back - Be Happy0 -
oh and of course you can say you will tell of of his new neighbours how he has behaved if he wont sign - so perhapse he should really consider how much he's going to enjoy living there.....Fight Back - Be Happy0

I would be very surprised if he backed out now after all the costs he has already incurred, but really depends if you want to take that chance.
Reminds me of a house we once bought, the seller suddenly wanted us to pay for him to have a phone line put in his new property because he was leaving his behind!!!!!! We just laughed when the EA told us.0 -

It is the principal, and is extemely frustrating, but in the grand scheme of things its only a few hundred quid, unless of course you have a hugely expensive double fridge.
Anyways, if you leave the items, then i Would be enclined to pop to your local fishmongers, purchase some kippers, and then place them into some strategic places, under floorboards, sewn into curtains, up in the loft.
The buyer will then regret trying to sting you when they find that awful smell.0 -

Personally I'd just bide my time and see what happens. I don't think I'd back down myself on this. Although if I felt that I had to then I would get a cheap hammered second hand one. I hate these type of people , yes we are all after a fair deal but it is so unfair and devious when they have had the F&F list since January.
I do feel everyones at it though, the house where we moved to purposely didn't use the upstairs toilet as it was leaking, something we found out about the night we moved in when toilet water started coming through the kitchen ceiling !

In fairness, the buyer in this case has not given justification for this kind of treatment.0 -

Which is what I tried to warn the OP of the "gas fire removed" thread about but other posters were urging legal action.
Check the property details though - there may be photos. If there's not, and the make/model/age/working status of the goods are not specified then legally I believe that yes you can do this.They deem him their worst enemy who tells them the truth. -- Plato0 -
