All I can suggest is do several spying missions to and past the property at various times of day/evening. Park and get out of the car, walk to the petrol station buy a paper or something. How loud/smelly is it right by the property??? Personally, I wouldn't want to live close to a petrol station. There's a housing estate wrapped around a large supermarket/filling station in our nearest large town - the back gardens of some properties are down the side of the car wash. Some are along the side where the tankers deliver fuel. Those tankers are noisy and stinky. Often there's a large chilled (noisy)refrigerated truck sitting there engine running as they deliver dairy and cold goods. Each time I buy fuel there and walk in to pay, I wonder how on earth the immediate neighbours cope, especially in the summer when you want to sit outside, enjoying the fresh air and the peace and quiet....0

Thanks for the replies . The petrol station is not directly facing but about 50 meteres adjacent . The thing that wories us is that the property has been on the market for over a year . it was up for 230,000 and then after a year not selling the vendors decided to drop it to 218,000. only £12,000 . The property is over priced as it is though its a beautiful . we really dont know what to offer if we consider at all .
also is there health issues related.also would the bank lend money for this because of the petrol station .
The people at that propert have lived their for 13 years.We were going to have a second viewing today and perhaps put an offer in . what sort of offer would you put in taking into consideration this .

I have to say I agree with everyone else, I wouldn't buy it. I would be worried about being able to sell it on easily in the future and also the noise. The petrol station nearest to me, (still a couple of miles away) only opens their car wash until 6pm after all the complaints it received from the local residents about the noise, so I can they can be noise issues. The residents also really complained about the noise/times of the delivery vehicles, but this is petrol station with a mini-mart type shop in it, it's open 7am - 9pm so yours may be different with delivery noise.If my posts have random wrong words, please blame the damn autocorrect not me0

Is there any chance that it may not be a petrol station in the near future? Is it owned by a big chain, or small indie?
A friend bought a house next to a petrol station 6 yrs ago (it was all they could afford) - we thought they we mad.
The three years ago a big supermarket opened up at the other end of the town, with a new filling station, and have effectively forced the indie to close.
They are now planning to redevelop the site into residential (although this has issues due to potential contamination) and it will transform the outlook (for the better) of our friends house.0 -
We nearly bought on top of a petrol station, years ago. The position was reflected in the price, we were getting an extra bedroom and bigger kitchen for the same money as a 2-bed flat elsewhere. We decided it was too smelly and financially risky.
Within 18 months of us not buying it, the petrol selling ceased and it became a car hire depot. the funny thing is the seller is not budging on price . She is nowhere going to get the top mark for it been next to petrol station the house is done up ok but far too pricey . we are going to keep our options open and still look around i think.
also someone said that the building insurance could be high due to the BP garage0 -

no health issues with the fuel etc. or there shouldn't be otherwise the environment agency would be down on them like a ton of bricks.
i personally wouldn't buy it, mainly because of the noise but also the lights that will be on 24 hours
we looked at a house next to one, at the time it had limited opening and was fairly quiet - now, it's 24 hours, blazing lights, noisy and very busy. thank god we didn't buy it, we had a lucky escape'We're not here for a long time, we're here for a good time0 -
It sounds very convenient to me. I would pay more for it, and even more still if there were a drive through McDonalds next door. There isn't is there?0
