I feel the same - and the OP seems to be quite doubtful.
I think the drawbacks outweigh the fact that the property itself is ideal.
Being able to buy a pint of milk if you run out at night is not a good enough incentive.
Reselling in future is likely to be problematic.0 -
So this is your dream property because it is priced to reflect the petrol station nearby so of course you get more for your money.
Every house has problems for someone
Small kitchen
Wrong shaped bedrooms
Small garden
North facing
No swimming pool!
Work out what is good and bad about it, work out how much the same house would cost in a different situation. Only you can say whether you can make this compromise.
On a side note, in my area and I think it is unusual a petrol station has had leaking tanks that have blighted the soil around it. the houses close by seem to be very difficult/impossible to sell. I do think this is very unusual.0 -

We used to rent a house near a petrol station on a busy road. The worst thing was that people would park out the front of our house leaving their engines running to pop into the shop. This meant that we got exhaust fumes coming into our living room - the front door opened straight into the living room. Also people would drive up with radio/music playing loud which was also a disturbance.
Whilst I have any choice in the matter I would never consider it again.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Will it always be a petrol station? I live in London and at least 50% of the petrol stations within five miles of us have become housing. Its just not cities either I've also noticed in rural locations that petrol stations are closing too. Appears there's no money in selling petrol now.0

Depends on whether you could afford it if the petrol station was not there? If the current sellers have taken it into account you will have to do so as well.
How long have the current sellers lived there? If a long while it might be less noisy/risky than others may think.Emergency savings: 4600

Yes, the petrol station I lived next to is no longer a petrol station. There used to be 5 petrol stations in our town, now there's only 2.0
