    OP, please ignore the silly comments made by "squeeks". I've not verified his/her statistics. Even if it's true (house price are down 48% from 2004), she should at least know that house prices differ massively from area to area and a national average is no indication for any particular area.

    If a house with the same layout (but without a conservatory or a garage) has sold for more than your asking price, then I think you've been very reasonable with your asking price.

    Just take the time and I'm sure a buyer who appreciates and likes your house will come by sometime soon.

    Don't take it personally, obviously you refused it and leave it at that. If you want you could instruct the agent not to inform you of offers below a certain level (otherwise they have to pass on all offers!).

    You could if you really wanted to instruct the agent not to show that person round again, not to discuss any offers (just incase she did want to wake up and smell the coffee and offer a sensible price!)

    PS. Was it Squeeks that offered on your house? They seem to be taking the same stuff your viewer was on!

    Hello - We have had our house for sale for around 6 weeks and 3 weeks ago we had a viewer, she came back 4 days later for a 2nd viewing, yesterday the EA phoned and she has put an offer in for 65k :eek:, the house is on at 150k! she said the reason for this is that she feels the bathroom needs replacing!

    is she mad? house in my area are selling atm between 150-165k.

    That's an expensive bathroom @ £85k
  • Obviously this is a negotiation ploy, the lower she starts out at, the more favorable it is for her when/ (IF!) you meet each other in the middle when negotiating.

    From the other side of the fence I was a bit offended by some of the sellers asking unreasonable money for their places when I was buying last year (ok, I wasn't really that arsed, I just laughed at them).

    I'm sure the seller of one of the places I offered on was offended by my offer, but their house is still unsold despite having now had to drop the asking price to less than I offered.

    Anyway nobody here knows if your place is reasonably priced and if/how much this womans offer was too low by, but it's a business transaction, nothing personal.

    Maybe I should make her day and accept her offer and then the next day tell her I thought it was 165k not 65k :p:p:p:p

    Given the average house price now, and the house is worth 48% less than this when the OP purchased it,

    The 48% was in reference to the value of the OP's house compared to the average price paid for a house outside of London in Q3 of 2004 NOT that house prices had dropped 48% since 2004.

    Go and have a look at http://www.landreg.gov.uk/house-prices/house-price-index-custom-reports
    Do some searches for your area.

    Some areas the average price is up, others it is down. If I picked on Warwickshire the average house price paid in Nov 2004 comes to 162.388. The average house price in January 2012 was 161.388.
    So if you had an average house in Warwickshire, which you purchased in Nov 2004, and sold it in January, you would probably have lost £1000 on the sale price.

    If you had purchased in Harrow you could justify +12% via HPI
    Nov '04 = 257.691
    Jan '12 = 288.845

    Bedford there has been house price deflation of -4% between Nov '04 to Jan '12, but if you purchased in Bedford in Jan '04 you would see +5% HPI

    Jan '04 = 142.216
    Nov '04 = 155.221
    Jan '12 = 149.521

    It is simplistic view of the data with a whole bunch of assumptions but hopefully you get the general idea.

    A 66% increase in price (90k purchased vs 150k sale) between these two dates is a little extreme. You would need to have purchased in early 2004 when the whole market was significantly cheaper and improved the property to account for the value changing that much.

    I'd tell the EA to tell her that you do not want her buying your property! Even if she eventually put a sensible offer in, she seems like the type that wouldd knock 20% off the price just before exchange!

    Nope, not me. But I certainly don't view HPI as a positive thing or that an asking price of a house actually reflects its value.

    Maybe in 30 - 40 years time, when I want to downsize, rather than up-size I may view it differently.

    Now, if we had rampant wage inflation...
