Don't fret.
One of my first viewers for a property I put on the market for 380k said they'd only pay 250k for it. The estate agent was splitting his sides as he told me. We decided not even to respond to her 'offer'.
It shouldn't have stunned me as I had already analysed the local market, both actual and sale prices, but I had a quick peek at what 250k would buy out of curiosity.
For her money, she could have got a 2 bedroom doer-upper in the outer or rough part of town or a flat whereas I was selling a 3 bedroom refurbished property with 2 bathrooms and big garden close to the station.
Within a week of her offer a third under the asking price, I accepted an offer for 370k. Properties in the street are now selling a couple of years on for 400k.
I think some viewers hope to find a really distressed seller but haven't done their homework on the market or the sellers personal circumstances. Others are in denial that they can't afford the type of property they want or resent the strength of the market.0 -

I'd be tempted to tell the estate agent that it's not worth the cost of the telephone call to call her back with a rejection and just let her keep calling every few days for a response that never comes.

Apart from the fact that she's somehow mortally offended you - what harm has been done?
She's only put in an offer - just say no. What's the big deal, who cares what her opinion is. Who cares if she want's to use "the new bathroom excuse" as a reason for knocking a huge chunk off the price? What is wrong even if she does think the house is worth well below the market? It's her loss, if she wants it.
Besides which, maybe she's literally using the saying "if they're not offended, you've offfered too much."

Personally I wouldn't be looking at 150k houses thinking that people would accept almost half of that. So if the house is worth less, you might want to drop the advertised price to increase your foot fall, rather than having this single offer and holding out for significantly more.
But it will all depend on why you are selling. Do you need to sell or can you wait for the right buyer to come along? As with all things, if you price to high it may take a long while to sell or may never sell. Price to low, and yes it will sell quickly, but you're out of pocket.
You need to find the point between how long it takes to sell and the price you get, that you are happy with.0 -
If you get upset and offended this easily, then you must find life very tough.
House buying can be stressful and on here there are lots of tales of woe. People making unreasonable demands, sellers leaving the house taking even the lightbulbs and all the plants from the garden, lying about the noisy neighbours, you name it....
If you start playing games with this woman, beware of the bad karma. You might find that other people start playing games with you. It's always best to be nice even if deep down you want to vent.Retired in 2015.

To be fair there are some pretty bad bathrooms out there. :rotfl::exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

Now where did I say she should accept the offer? I have no idea if 90k was a fair market price for the house. For all I know the house was just a shell in 2004, with no electricity or water. The OP has since added the conservatory, built a garage and fixed everything that is wrong with the property - hence the house is now worth over double the low price she paid in 2004.
Given the average house price now, and the house is worth 48% less than this when the OP purchased it, something significant must have changed about the property to make it worth so much more or they purchased it at a rock bottom price.
You can't just go house prices double every ten years, it has been 8, so thats 142k I then need to add + 10% of the purchase price as I want room to negotiate, so that's 150k
Looking at the other houses in the area, are they actually the same and selling for 150k? Also check the sold price values, rather than the sale price - also see if there are differences, like our property is next to a pub and under an electricity pylon or something daft.
Again, I am making assumptions. I haven't seen the property and I've no idea about the area your house is in, so it may be worth 150k, 2,000k or 20p I've no idea what someone is willing to pay in your areas, other than the offer mentioned and the price you paid.
I've just tried to rationalise how people came to the numbers they have. You can prove anything with numbers if you set your mind to it, so take everything with a pinch of salt.
