    hi there yes i work in the big office block next to giorgios restuarant at the big crossroad junction. Ive heard harold wood is good but i've never been there I travel up from rayleigh, but the stations i pass are wickford, brentwood, shenfield, gidea park, (liverpool street line) they all seem decent areas to be honest but just romford is alot more lively, the house prices are shooting up around there though so it cant be all bad. I think with all the pubs and clubs in the high street it brings its own problems to be honest.

    Hi Yasmin, Whereabouts in the city do you work? Is Liverpool Street better for you than Fenchurch Street?

    Would you prefer a modern property or character?
    How far are you prepared to walk to the station? would you be prepared to take a bus to the station for instance?

    now i'm gonna stick my neck out here and assume you're female, so one concern should be safety.

    I'll base my list on areas to avoid on the basis that i would not left my better half walk to/from the station on her own after dark:

    Stratford, Maryland, Forest Gate, Manor Park, Ilford. (Liverpool St line)
    Stratford, Leyton, Leytonstone (central line)

    the better areas :

    Seven Kings, Goodmayes, Chadwell Heath, Romford (LSL)
    Wanstead (central)

    Even Better :
    Harold Wood...just affordable...then we start getting into the Gidea Park, Brentwood areas which you are going to possibly struggle with on your budget.
    The central line past wanstead is also well over budget

    Upminster is nice, but not the best transport wise as it means changing trains or getting the district line which is awful

    Romford does have a pretty bad reputation for trouble at the weekend, but this is almost exclusively confined to the town centre in the early hours. Like us, its a case of finding that happy medium between distance to the station and removal from the hustle and bustle. Is a pretty good place for shopping and eating out so nice to be within a reasonable distance.

    For me, given the differential in price between CH and Romford, the latter takes it for me anyday. As i touched on earlier, we sold small 2br house in CH for £210,000, brought extended 3 br house, drive, 70ft garden in Romford for £230,000.

    Sorry for the delay was at work today.

    I work in Kennington (northern line) a couple of stops from Bank. I would not mind getting the bus to the station but as long as they were regulaor buses and it was on a main bus route! But that would have to be for a property that I really liked in order to get the bus. Old or new Ii am pretty easy with either. I am now starting to think that older properites are better than new builds as new bew builds aare a lot smaller then older houses.

    Yes I agree it is about getting the balance right! Yes I am female and saftey is important. I actually live in Stratford at the moment but agree it is not safe after dark. Its not to bad for me at the moment as I live near the no 25 bus stop so its not far to walk. I certainlty would not walk back from the station by myself at night around here. From your experince which side of CH is better the area that you lived in toward Tesco or the other main area towards Grove Road. Avenue Road in CH is brilliant location for the station but the house we viewd was ok but it needed a lot of work doing to it. I need a balane where I do not want to be to far out so its easy to commute into work (and I do not have to get up too early for work) but I owuld also like a nice place away from the hustle and bustle! Its just such a difficutl desicion to make and EA's do not help very much!

    Anyway thank you very much for your advice much appreicated.

    Haven't had much time to look today but I liked the look of these 2. I like the location of 2 particularly because it's walking distance to the station but out of the main town centre and therefore quieter.

    Having said that I've never lived in Romford so a seasoned Romfordian may disagree Danm what do you think?

    Hi

    My bf is going ot see the first one tommorow its in Drummond Place in Romford so I shall see how he gets on. I can't go due to work if he likes it then we will go togehter most probably at the weekend. Its looks like a fairly big size inside. Not to sure about the kitchen but I am sure I could rip that out and start again!

    The Hornchuch one looks quite nice as well yet again it is still quite big too!

    Unfortunately, not a seasoned Romfordian, just an East End lad, who was priced out of Bow due to proximity to the city/docklands.

    The first is in a location know as the Mawney Rd area. To the best of my knowledge (and from driving throught Mawney Rd) this is a residential area. Looks quite nice actually.

    The second is in an area i am not that familiar with.

    As i said, in no way an expert on the different areas and my only advise can be to do your homework.

    gut feeling would be number 1 (but maybe only saying that as i know the area)
