  • i guess it all depends on how much you like the house. but I think its got great size rooms, and houses are better than flats imho

    how long has the property been on the market? the EA should be able to tell you this. i think offering 10% below asking is too low. the figure is around 5%. if you take the mickey too much, they know you playing, but all in all it depends on how much you like it

    OP, I found one down that road for £239,995. It's terraced, really overlooked and looks like it won't have a garage. Still, the extra bedroom probably puts it in 'fair' terrtory though there are plenty of older style terraces, larger looking terraces availabe for £235,000. I don't know the areas though.

    Danm funny you should say that I looked at that one yesterday morning. Not to sure about the decor inside and I am not to sure about htat big tree/palm thing in the front of the garden. I have heard of privcy but that is just silly! Although Avenue Close does have one signifcant advantage that it is closer to Tescos and the station whereas the Millhaven Close is a bit further away. I liked the house in Avenue Close but not as much as i liked the one on Millhaven Close (just off Grove Road) I am going for a second viewing on Milhaven Close this morning so I maybe able to get more out of the estate agents when I meet him He told me thta it has just come back on the market due to the buyers solicitors but not to sure how true it is.

    Hi Yasmin,

    Glad you've spread your wings from the 2 bed flats you were looking at :)

    I actually know Millhaven Close really well as a friend of mine had a two bed house there a few years ago. I would say that the estate is approx 10-15 years old now. Personally I think it's a nice little estate in a relatively quiet but central(ish) location.

    What I do know is that my friend sold to a Housing Association when he moved & gave the impression that the Housing Association were buying los of property on this estate. I don't know whether others would consider this a good or bad thing but I thought I would mention it

    Hi Rach

    I certaintly am spreading my wings from a two bed flat :) Thanks for the Housing Association advice i think they are the ones closer to the back of Millhaven Close. I also looked at Avenue Road just near the tescos as well.

    I think I am going to put an offerin at 195k and see what they say. I may well be rejected but then again it may well not be. When i met with the EA today he did not even say anything he just told me to offer what I thought it was worth! So i am not to sure what that means?

    I will let you know how I get on. Thanks for all your help so far its really appreicated.

    Just an update I have put in my offer and the estae agent rang me back and said that they wanted to vendor wanted to complete asap as she has been messed arround before! I am in a bit of a situation as my deposit will not be ocming thorugh until June (its in a investment bond) so the vedor has said that they wanted someone to complete sooner than that. I tried to explain to the estate agent that buying ahouse takes time (which is does) and that i am happy for all the ground work to be done before that etc. But the vendor is having none of it but has said come back to her in March if it is still on the market!

    How do you think i should proceed?

    Hmm, I guess I can see the vendors point of view if they have just lost their purchase & have obviously already moved out they may be in a very difficult position financially.

    There are probably two ways of dealing with this

    1) What are the chances of you borrowing the deposit (short term) from a family member??

    2) Hang on until March then make the same (or lower) offer & see what the position is then.

    A lot depends on how much you like the house...

    If you really want the house then i would say go for the first of rach29's ideas.

    If the vendor is willing to accept £195K or close, then i don;t think the house will be around for long.

    No one in my family will be able to lend me £96000 deposit. I think I will wait until March and see what happens. I can see her point of view but its nearly March now! Nevertheless, I have now started to look on the interent again for properties now looking in Romford. I am now starting to have second thourhgts for example if you look at this link

    There seems to be a lot more out there than Millhaven Close and they look a lot bigger inside. I have arranged a viewing for Wednesday to have a look around! I guess what I have learnt is that house buying is not that easy :( But i am sure I will find another property with a seller who is prepared to wait. :)
