Thanks all. Had a call this morning to say they were cancelling our viewing as one of the other interested parties is in a proceedable position 😔 So it’s back to the drawing board for now. We’ll put ours on the market and keep looking. And the cottage might come back on the market yet and we’d be in a better position. But, if we don’t find anything we’ll stay put for now. Thanks ladies. It is the way it goes. You’re right Karma - if nothing else our house will be completely finished and we’ll be in a position to move more quickly next time - we’d be happy with the estate agent, we know the process better now, and so on. And who knows, we may yet find something (better?)!

I went into our house hunt thinking we had to find the 'one perfect house' in the world, but actually there was more than one we could have been happy in if the timing had been right. (In one case I confess there was one we put an offer in on, but were rejected, and in retrospect I'm extremely glad because it would have been a right old nuisance for a lot of reasons!
)
Good idea to get yours up and for sale - we lost the first two we put offers in on because we weren't *quite* on the market. Vexing at the time, but for the best in the end. And as you say, you never know, the cottage might come back on the market...
