I find it amazing that you're asking for 5x a solicitors salary for a ftb home in an area that isn't great.
Mind you I see the same thing where I live, and those houses aren't selling either : as it's cheaper to rent while prices are going down.
e.g. I pay £1k a month to rent a house on which an interest only mortgage would cost £1500 a month.0 -
No one is going to buy it if they don't go and see it. The photos aren't really good enough and the agent should have redone these considering how few viewings you have had.
Change agents if you can now. Neutral colours and de-clutter. Anyone who doesn't have a little girl is just going to have to paint over all that pink.0 -
Depending on the rest of your savings and outgoings have you considered renting the property out?
The EA needs to learn how take better photos - something pink seems to detract the eye in every room. Too much clutter, too much personal stuff and I agree with some of the others, it is overpriced for the area0 -
the area is ok, it isn't the best, but it's not rough either. My street is mostly elderly so it's very quiet0

Hmmm, that's a problem as child care would eat into most of that salary. Are you able to do some part-time work from home, maybe?
Just looking at the street view pictures of No. 9 (which is the repo that sold for £75k), it looks very similar to your house. 3 beds, etc, but no garage. Even if you persuade someone to pay you £100k for yours, there is a risk that their lender's surveyor will not be able to support a £100k valuation - I'd say it's a near certainty.
Look, it may not be what you want to hear, but if you have no realistic chance of selling, you have to come to terms with staying where you are. In that case, the advice to throw away all your belongings (ahem, I mean de-clutter) and paint over your lovely decorations is unhelpful.No reliance should be placed on the above! can I just ask, how do the lender's surveyors work out the price? As we bought it in 2009 for 100k and obviously the valuation then was ok?0

A surveyor will look at recent achieved sale prices for comparable properties in the area, then adjust for any specific issues with the individual property. Much like estate agents, if you ask three surveyors for their opinion on price you'll likely get three different results.
The best way to check whether or not their opinion is accurate is to do as much research on comparable properties actual achieved sales prices as possible.

The OP doesn't say when in 2009 they bought but, according to the Land Reg, that area has dropped by between 5-10% since 2009.What goes around - comes around0
