House won't sell, aaaaagh!!!!!!!!!!!

My house has been on the market for 13 months now and is just not shifting!!!

We originally priced it at £124,950 (hubby is so stubborn and wanted a profit!) and reduced it to £119,950 when we had no interest. We then reduced it a month ago to £110,000 which is a more realistic price according to the estate agent.

Since reducing it to 110k we have had 1 viewing. The couple seemed to like it and have told the estate agent it is on their "maybe list" but they have other properties to view. They have sold their house.

The estate agent told me this morning that he does not have anyone else he thinks might be interested in seeing it.

I feel stuck - when we bought the house in 2009 we paid 100k and it was in a state. We did it up and now it is in immaculate condition. Thing is, it was on the market for 2 years before we bought it, and the owner said she'd had no other viewings, just us. It had been dropped from 130k to offers over 100k in that time and still no interest. She had owned it for 15 odd yrs.

I can't afford to sell it for less than 100k but it's just not shifting!!!

What looks bad is that there was a reposession at the top of our cul-de-sac which sold at 75k (dropped from 105k) and an auction house round the corner (absolute state) which sold for 65k, which makes our price look too high! Our house is a semi, and the only recent sales have been mid-terrace on our street for a lower price (around 70-80k) so our average price is low on the street which isn't good.

The pics online are quite rubbish, not good angles and make the house look smaller than it is (the garden one is out of date as we landscaped it since then) so our only idea was to take new pics ourselves and ask the estate agent to put them up (which they are doing on monday)

    I agree the existing pictures look unprofessional and they should be re-taken. Please don't be offended, but maybe you could de-clutter some of the rooms? The eye is drawn to the things in your house rather than the house itself.

    I know you're frustrated, but the market is what it is, and if you *really* need to sell then you should consider lowering the price to attract viewers. It doesn't matter what you bought it for then and what you've done since, it's only worth as much as a buyer is prepared to pay for it right now.

    price it realistically? if you're not getting viewings, then its probably over priced. The proofs in the pudding, if other properties are selling for 20% less than you are after, then you have an indicator of what your house is worth

    Lower the price to £99,950, or maybe put it up for auction.

    Well of course you should get your agents to put on better pics, that is the basics! Why are they showing old pics??

    Can't identify it though, got quite a few at that price when I searched.

    Why the move, is it a need or a desire, the market is slow, and if prices are that low in the area it might be better to stay longer if that is a possibility.

    Pretend you're a knowledgable buyer yourself and do the research.

    If I plug in that postcode onto Rightmove sold prices, 1/4 mile around and limit to semis then yours still comes up priced way above everything else.

    I'm not familiar with your local area, but from the numbers alone it seems overpriced.

    Round here you couldn't get a semi for that price! Our terrace (3 bed) cost the same as yours does. Maybe we're in the wrong area?

    I think you can improve the pictures a bit, as the house seems really nicely done up, but the reality is that there is a price for the road/location and you may have paid too much when you bought it.

    It's overpriced compared to others in the area as you say. That's why. Trying to make a quick buck, 25% profit in a couple of years is what everyone tried to do, by doing houses up and selling them on and being greedy. Sooner or later that bubble had to burst.

    When houses become more affordable, realistically priced, and banks start lending again, people will buy, but you'll have to stick it out.
