    Really can't add much to the above posters except that floor plans may be a good idea. This does have the effect of making a potential viewer look at the sizes of the room rather than the contents.

    Having said that your house is decorated in a very personal way and, please do not be offended, but the colours may not be to everyone's taste. I know it shouldn't make a difference and people should only be looking at what they could do to it, but unfortuantely first impressions are largely centred on how the house looks at the present time.

    I haven't seen what else is available in your particular area but it may be worth looking at a 5 mile radius on Rightmove and seeing what there is at your price for a direct comparison.

    Probably not want you want to hear and if you are stuck with a certain price then your options are limited.

    Change agents, then declutter, put stuff into storage the less stuff in your home the bigger it will look,new pictures are a good idea your home looks tiny and cramped,baby room is beautiful,but all the same declutter.less is more when it comes to selling.Is your paintwork clean and tidy perhap a lick of paint could help.
    clean clean and clean, its hard for buyers to get mortages so yours has to stand out 100%.good luck.

    If it isn't even getting viewings it's definitely over priced.

    You do know there's a 2 bed terrace for sale at £55k less than a quarter of a mile from you don't you?
    And a 3 bed end terrace like yours for £80k
    Also, a 4 bed detached in Dudley for £115k

    I don't profess to know what is a good or bad area though.
    But I think you need to realise that in a buyers market any potential buyer is likely looking in an area much bigger than a single street.

    In order to maximise your chances I would paint it magnolia throughout and remove as many posessions as you can to give a better feeling of space.

    GDB2222 - that is such a useful site, wish I had seen it before buying! I'm not from the area originally (from Derbyshire til we moved here) and we were in a rush to buy (our landlord was selling our rented house, we'd just about got a deposit saved) so although we did research I think we were quite naive, this was the first house we bought admittedly.

    The area is mostly semi-detached and terraced as far as I can tell, with the majority on my cul-de-sac being terraced and council and also elderly.

    I clearly don't fit in as I was a solicitor (now a full time mum) and hubby's a specialist auto-electrician. Oops!

    I could lower the price to offers over 100k, (which it was in 2009 when I bought it) but then I would have to sell for that price, as 100k would only just cover mortgage, fees etc. I know it's tight but we are desperate to move to a better area for various reasons.

    If it is over-priced and the OP cannot reduce any further, then it is not going to sell. It would be better for the OP to come to terms with that, take the house off the market, and stop worrying about selling.

    The repo selling for £75k is a good indication of value. Add 10% to the repo sale price for a 'normal' sale price, and that's what houses (like the repo'd one) in this street are worth.

  • Thanks for the decor tips, I have been trying to persuade hubby that it needs re-painting in neutral colours, for the reasons you have said. I will definitely do this as well.

    I wish I could drop the price :( Is there no hope at all for 100k?

    What do solicitors earn round your way? I know it's not what you want, but could you earn enough to pay for child care and still have say £25k a year left over? After 18 months, you'd have saved enough to pay off any negative equity on this house plus a deposit for the new place. I think that's probably your quickest way out of this particular hole.

  • GDB2222 - Not a lot really, probably looking at around 22k on average. Nursery (daughter goes to one already 6 hrs a week) would work out at £600 per month, she's not entitled to anything free as she's only 2.

    Personally, I am not put off at all by your decor. I like it it. It's honest. You have a young family, and it says that.

    I think there's no hope of getting £100k, but I don't know the area. Probably your best bet for getting £100k is to drop the asking price to £100k. People looking to spend £80-90k will then come and look, at least, and maybe they will be impressed once they see inside and spend that bit more.

    I am concerned that, if you are actually stuck there because of price, you should not alter the decorations that you like and which suit your family in order to attract some hypothetical buyer that does not exist.
