Vendor won't let us view the property again until we sign the contract

    Why not stick to your plan and offer exchange and completion by 23 or the offer reduces by 2k? After all you have already swallowed the potential electric and boiler issues.

    At the moment this is what is with the vendor, they know we will reduce our offer on Tuesday. If they want to negotiate then the plan above is how we will tackle it.

    They are just want more time, nothing to do with money. Very odd as you would think they would just get on with it and meet the deadline which they have known about for nearly 4 months.

    Why? Because it's the place we want and we've had a place fall through at exchange before.

    We were due to exchange on Friday and despite some concerns it all seems in order. So, if we can resuce this over the weekend/Monday then I think it's worth doing.

    The vendor has pulled out of their purchase and is looking for another property to buy. They asked us not to pull out of the purchase and to wait for them.

    I have to say I am not surprised. This is the second time this has happened, I just don't have the energy to go through it all again. The estate agent has gone silent so I suspect they knew all along and were stringing us along.

    Me, I would instruct my solicitor to cease all work on this purchase and say nothing much more for the time being. I would start looking for another property in the meantime and only let the vendor know once I had an offer accepted. And if they came back ready to sell, I would think long and hard about revising my offer.

    If you haven't got the energy to start house-hunting again and you still like this house, you've got nothing to lose by waiting for them to get their act together. If, by the time they do, you've completely gone off the idea of buying their property you are free to pull out then. And if you decide you do need to leave your current property before then and find yourself somewhere else, you can pull out.

    In the meantime, let life carry on as normal and if they ever get into a position to sell to you, you've done all the hard work already for buying. And now you're in the driving seat for messing them around if the mood so takes you!

    What about if we ask them to exchange now and pay our stamp duty to secure the purchase? That should be risk free for us?

    If you really like the property, tell them you will wait for them but (because of the stamp duty issue) your offer will be reduced by X (Whatever the stamp duty would be)

    You are in the position of power here, if they lose their buyer (YOU!) they can't find somewhere else until they get a new buyer.

    The estate agent has gone silent? They should be doing all they can to persuade you to wait / the vendors to co-operate with your demands! (don't they want their commission?)
