Can you terminate a tenancy agreement due to affordability of repairs?

  • OP speak to your tenants, if they don't have kids they maybe more than willing to move if you pay all expenses. They may not want to risk staying with a LL who hasn't got the means to pay for future repairs and be more than happy to go if you pay.

    If they say no then you need to bite the bullet and get a credit card to cope with any future repairs.

    Once again if the building insurance is not an option...

    you could get court order to terminate early or negotiate a surrender and pay their removal costs and letting fees, but beware that yiu may still be liable for the agents fee for the term of the original tenancy.

    With more detailed knowledge of the situation I might explore ground 1 or 6, but I was thinking more of an application based on frustration.

    If the OP has paid out for the house to be rewired and presumably verified and there is now a problem with then go back to the company and get them to sort , assuming timelines permit.
    Get another opinion on the repairs every time from trades people you trust or have used before
    Check out insurance cover for other issues and consider British Gas insurance for drains, portable appliances and electric issues
    What is critical to repair and cough up
    You can't break the tenancy
    If you need advice try National Landlords Association or similar
