Can you terminate a tenancy agreement due to affordability of repairs?

    Just as an aside, as you are new to this is the mortgage a repayment mortgage? If it is, in addition to repairs and agent fees, you can only claim the mortgage interest as an expense, not the full mortgage payments. These bills may be a blessing in disguise by saving you a tax bill.

    Of course there are polarity fluctuations in the electricity supply - IT IS ALTERNATING CURRENT. It fluctuates from positive to negative 50 times a second.

    I agree. You would have more problems if the polarity did not fluctuate. I would be asking them for a fuller explanation with a view to sacking them

    I would certainly be suspicious, as I mentioned above, but within the boiler itself it would be usual for there to be a power supply unit that takes the mains electricity in (which is A C) and converts it to low voltage DC. I suppose it is possible that the power supply unit is genuinely faulty.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Possible I suppose. In which case why not just say the power supply unit is faulty, rather than deliver the extremely suspicious flux capacitor type of explanation

    Well, I suppose that some people think that way. They go through the process that they used to diagnose the fault, and they report all that information to the client, rather than keeping it simple. It is suspicious, though.

    err.. if it was "rewired, redecorated and everything " (?? what is "and everything"..??) you were ripped off and/or the agent is playing tricks on you..

    Sounds like the issue here is your ignorance regarding your responsibilities as a landlord and the need for the financial & emotional reserves to cope with significantly more than £3k...

    How could you have ensured safe and checked-out wiring (you are required to deliver such..) and have "polarity problems".. (NB You do understand in UK we have AC mains and the polarity changes 100 times a second..(+ve to -ve 50 times, -ve to +ve 50 times..) does the alleged "expert" realize that also when he reports "polarity problems"..Agree, think they're making a mug of you)

    Time to wise up, face up to your responsibilities & admit to your ignorance.. or it will cost you even more... if tenant and/or local council take you to court.

    Amateur landlords!! (PS I started as an amateur landlord.. probably dropped over £10k through my ignorance.. but then I got educated.. Dear lachesis, what education and/or accreditation in being a landlord have you undertaken pray??)

    PS Sorry: Just seen the point about negative equity.. Recommendation - declare yourself bankrupt the start again from a clean-sheet & hope it works out nect time. And never trust a letting agent again...

    I tend to agree the OP has been given a hard time on this thread. He's done the decent thing getting repairs organised, and simply wants to know if he can end the tenancy and get out of the business. Given his (now) lack of contingency funds, quite sensible.

    However, OP, you have not helped us to help you.

    We cannot advise whether how or when you can end the tenancy until you tell us what kind of tenancy it is! Saying it is 'an AST' is not enough. 99% of tenancies are ASTs!

    Is it in a fixed term?
    If so, when did it start? For how long? and when will it end?
    Or is it Periodic, in which case what date did the fixed term end?
    Is there a break clause in the tenancy agreement?
    If so, what exactly does it say?

    Those facts will dictate what you are allowed/able to do by law.

    In addition, of course, as others have said, you can reach any agreement you wish with the tenants, with their consent, so offering to pay their removalexpenses may be another option. Are relations with the tenants good and have you spoken to them?

    My bolding. As we are now only just into March the AST is clearly very much in its infancy.

    LLs need to understand what their own tenancy agreement means, even when they are using an LA.
