Can you terminate a tenancy agreement due to affordability of repairs?

    Just seen the point about negative equity.. Recommendation - declare yourself bankrupt the start again from a clean-sheet & hope it works out nect time.

    Worst "advice" ever on MSE.

    Here's someone on here genuinely looking for help, and yet again your inflated ego and delusional opinions that being a landlord is a difficult task are dangerously out of touch with reality.

    The OP has clearly been ripped off by the agent. NOBODY could be that unlucky.

    And expecting every landlord in the country to budget for being ripped off is just daft.

    In this instance, the landlord is the victim, not the tenant.

    NOBODY could be that unlucky.

    I've not spent £3K on emergency repairs between 2 properties in the last 20 years combined. The chances of you needing to do it in 3 months range from somewhere between zero and F-all.
    I've said to my lettings agent that I am now out of of money completely and I'd be willing to sever the six month tenancy agreement for the tenant to seek suitable rental accommodation elsewhere.....

    Dump the scamming agent ASAP.

    In the meantime refuse any further repairs booked through them and insist on checking everything yourself and using your contractors.

    Ask for photographic proof of all previous problems, have another contractor visit site and verify works were actually done and done properly, and also check into the contractor that the agency used.

    This absolutely sounds like a scam.
    Does this sound reasonable? Have I got any other options? I feel I've done everything I can but I can't ruin myself - It's just bad luck but built up....

    It's really not a difficult or time consuming thing to do, and other than some basic research and common sense it requires no special skills or ability.

    I don't see how either of you can say this with such apparent certainty. It depends on the degree of negative equity, how much other borrowing the OP has, what he/she is earning, how their job is affected by bankruptcy .....

    If the OP has say £50k neg equity, £20k other borrowings, and earns £20k a year, bankruptcy might be a good idea. If it's just £5k negative equity and no other borrowings, it would be crazy to go bankrupt. Somewhere in between, it's worth considering bankruptcy.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Can I suggest you take your own advice and not contaminate any advice with your unhelpful and unilateral opinion about agents.

    Weather causes winds to blow, snow and ice gets under tiles, and boilers fail especially in prolonged and for the UK extreme weather.

    None of your rant actually helps the OP.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

    I agree, but there's a possibility that the agent is taking the mickey. The OP should note for future reference that there is urgency in repairing the boiler but not the fence panel.

    How can we say that? We have no idea how much work was required how bad the damage was or any access restrictions special circumstances or materials.

    :money:The OP should be looking at a building insurance/landlords insurance claim to recover some if these costs if there was an insured peril eg storm for the snow, winds for the fences, and in an advanced policy boilers for extreme conditions.

    Something an agent should be advising you on.
