    I do, by Let's Cover but I think it's basic cover (i.e. structure etc).
  • Do you have a homecare policy with British Gas? A lot of people think it's a lot of money to pay every month and it's better to put it away, but I know I wouldn't do that. I have my electrics, my appliances, my boiler, plumbing covered by them. They have fixed so many things for me (my washing machine, tumble dryer, dishwasher, boiler, an electric socket in my kitchen, my toilet) and there is no call out charge or charge for any repairs made. I am just about to call them for my toilet as it won't flush. I personally wouldn't be without my homecare insurance, it has more than paid for itself over the last couple of years. Just an option for you.

    I notice that you have a fully managed letting service. I just wonder whether there is a possibility that you are being taken for a ride? Have you been around personally to view the issues that have arisen?

    I would certainly want to understand better what the issues are with the boiler, and I might want to get a further opinion from somebody totally unrelated to your letting agents. On the face of it, "polarity fluctuations in the electricity supply" could simply mean AC. Are you quite sure that they are not simply laughing at you?

    I would have a good look at your home insurance policy. Some policies cover things like garden fences, although that is often not covered. Almost all policies would cover the cost of repairs due to a leak in the roof caused by extreme weather.

    I am not sure how much it is going to cost you to have the boiler repaired, but it seems ridiculous to forego the monthly rent for the sake of what I imagine would be a few hundred pounds in repair costs. you are still going to meet the mortgage payments whether you have rent coming in or not.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Hey there Pollywolly, I have been meaning to get this myself for my house. Do you think it would cover stinking drain at all? I think its from my downstairs toilet but can't be sure and would love to get it sorted.

    I'm with GBD2222 - the lettings agents/maintenance team might be creating extra work and hoping you'll fall for it, or even the work needs to be done but are experts in getting their own trademen to do it at high costs.

  • Hey AFK, well I have called them out on more than one occaision for our outside drains. We have a real problem in our street in general with the drains as there are a lot of trees and as the years have passed the roots are starting to penetrate the pipes which causes blockages every now and then. British Gas use Dynorod for issues like those.

    No, you cannot.
    The Tenant has a legal right to reside in that property, you have a legal responsibility to ensure that the property is liveable, as defined by Environmental Health.
    You cant get out of that legal agreement because its costing you money anymore than you get out of the legal agreement by which you agreed to buy the house in the first place.

    Of course there are polarity fluctuations in the electricity supply - IT IS ALTERNATING CURRENT. It fluctuates from positive to negative 50 times a second.
