    Undoubtedly true - even if unlisted.

    We had our wrists slapped a couple of years ago when doing some work on the land for not having the local Time Team in. Apparently, because we're an ancient settlement (pre-Domesday) we should have had archaeological mitigation. We didn't ...... but we already knew that all that was under the surface were a pig shed & outside loo that blew down in the early 1980s & had been buried by a tractor pushing topsoil over the lot :rotfl:

    Sometimes knowing the family who have lived in a place for generations is more helpful & much more reliable than swallowing what the Uni grads in bureaucracy think is the case.
    Knowing those who have been here for hundreds of years also enabled us to get planning altered from a naff little single-storey stone & glass conservatory/linhay bunged on the end of the house to a proper 2-storey building extension. The family still had the photos to prove what had been there before.

    There's usually a way to get everything sorted out building-wise eventually. It's just not as straight-forward as many seem to think before they try it. It's like all things, though, what you can't afford to do today you can save up for to do tomorrow. The extra time living in situ usually means a better possibility of getting it right, too.

    We had a care with this a few months ago, that could have seen pur listing upgraded and ourlans for putside halted, no joke, especially as in the time since then and now development has happened and badly!

    'Development' is a mixed blessing.
    Around here most of the land has never been developed as such (a bit like Salisbury Plain) so, if you're dealing with any open field I suppose there's a chance there may be a barrow or round house under it.
    It was just that, in our case, the authorities knew less about the land close to the properties & its' use than the locals...... which can often be the case.
    We weren't digging down into virgin soil just moving 1980s soil & rubble around.

    Neither rhyme nor reason to Planning here. They'll allow places that are totally out of character to be built but quibble about the smallest detail on others. It's not in the least surprising that everyone ends up cynical about it.

    hi all.........
    well i rang some beekeepers/collectors...got through to one lovely old chap who explained they could just be P'd off with the rain and resting up before moving on OR they have MOVED IN.... he has assured me that they wont do any damage to woodwork etc. and as they are up high thier flight path will be clear of the gateway/garden etc.he was surprised they had moved from where ever in this temperature :o SO i may have squatters :D

    i could hear them last night and it was just a humm so nothing major, i can live with that :)

    As you said, it looks like rush hour in Tokyo! :eek:

    My own pictorial effort is more modest. It's my comfrey bank, planted yesterday, with DW in the background getting ready to plant her geranium slope.

    Do you think I might have a bit of bother with the comfrey invading the polytunnel? I suppose I might, but I'll have thick membrane on the floor on that side. Anyway, any that does will end up in the pongy barrel of feed! ;)

    Congrats to Rhwi and family.

    I succumbed to some veg plants today and purchased, purple sprouting broccoli, normal broccoli and caulis. Just need to get the hen pen sorted then they can go in the beds.

    OH has applied for voluntary redundancy and looking at 23rd June as his last working day. Scary bum time heading our way.

    Hehehhe, I suspect OH thinks I'm slightly mad to have this hotch potch bunch of mates online (although he's alsp been touched by your generosity and kindness). I'm always giving him running commentaries on your lives whilst sitting at the computer. Today I'm like "Hey, you'll never guess what's happened to alfie now!"
