    Alfie do you smoke? if the answer is yes, then get chain smoking my girl, as i believe smoke zonks them out:rotfl:

    Think you need to get your bee society around, and hope they can move them for you ( what if the queen has gone in your roof:eek:

    Please be carefull Alfie, hope they dont sting you or the animals.... oooo ye and your son, forgot he has moved back in...

    Think i have calmed down now.... The thing is logically i can see exactly where the builder is coming from....but i dont want a new house, I hate new houses ( sorry no offence to people who live in newish houses) Yes they are nice, but that is not me, ( think i was born in the wrong centuary).

    He kept on saying they wernt built to last, well even with all the neglect it is still here....

    guess who isnt going to sleep very well tonight:rotfl:

    well...... there was a mere fraction of the amount the other day and they bu**ared oft ! obviously a reconisance flight..... that was round the other side of the house....this is at the front and there is a sort of shaped hollow bit under my window that juts out [aprox 4ft l x 2ftd x 2ft w ] and i think they are in there. i filmed them and it was like the japanese underground train , all piling in a gap !!! i tried to put on utube but wouldnt work [prob my incompetence] so if anyone knows how i can just put on here let me know...its spectacular !
    as for what to do.....NOT A CLUE !!

    There's also a list here by county but I can't tell how up-to-date it is.

    With any luck they may even know whose hive they're from & then you'd probably get them removed for nothing by the beekeeper involved.

    Well take heart CTC cos my house was a total neglected wreck and i managed to do it !
    my previous cottage was occupied by same lady for 80+ yrs. no heating, old round plug sockets, no damp course, bad roof, no bathroom as such, no kitchen bar a sink.....and more. transformed that one too.i paid for new roof and electrics etc but did all the rest myself... ALL ON A SHOESTRING :D

    IT CAN BE DONE , JUST HAVE TO DO THE "LEAP OF FAITH"

    You haven't started on the work yet! It's doubling the quotes you accept I meant _pale_
    For instance ....... digging a hole for footings seems simple enough. Then you find that lurking beneath the surface is a surprise you knew nothing about which means spending twice what you'd budgeted for to end up with the same result.
    Next to nothing is as straightforward as it seems on the surface.
    These joys still lay before you so factor them in as best you can.
    We've dipped our toe in the water with the caravan siting and the fencing. It's given us a taster of things to come. I'm sort of hoping that we won't get too many of the surprises we've had when renovating older type buildings. But we have factored in a healthy contingency. I'm sure it won't be enough though :(

    It's good to hear it's possible. We're going to have to use contractors for most things mainly because of the kids being so young, having no childcare, and not wanting a divorce :rotfl:

    That is amazing, Alf. What's happening now? Do bees sleep?

    The girls are teething again. No sleep for me last night either. They're back at nursery today for the morning and I'm hoping to get some moving stuff done. I'm sick of transferring broadband, notifying of changes of address etc. This will be the third move in 8 months and it's to temporary accommodation again...

    At least the fencing is nearly done. We now have a complete boundary that has not been without its neighbourhood conflict. I'll fill in the details once the dust has settled. It's still ongoing at the moment and I don't know if there could be another flare up.....
