    And theres you telling us property is un-affordable in Devon,so its actually falling now.:cool:

    Sorry, I don't get what point you are trying to make here?

    Property is unafforable in many cases for many in Devon. And yes, prices have fallen.

    Not sure where you think you have tripped me up.

    Property isn't unaffordable in Devon, people are buying houses in Devon each and every month. Whoever says property is unaffordable in Devon has an agenda or is lying.

    If prices are falling, its because they're overprices, ie unaffordable

    I would even go so far as to say that generally speaking they offer poor value as opposed to other houses on the market. People are seduced by automatically moving into a clean, carpeted house with a fitted kitchen and built in oven but the reality is that the materials used are pretty !!!! since costs are usually cut to the bone.

    Whilst in general I would agree, estate built property does tend to be shoehormed in with some amazing exceptions (I seem to recall one builder who put in small print that no more than 3 people could be in the kitchen due to the stractural analysis), however there are always exceptions to the rule.

    We have started looking at new builds and indeed plots for new builds with the idea that we can get the spec we desire.

    Of course, we then calculate the costs against the valuation but I am finding a new build property can provide better return than existing structures as well as getting the spec desired.

    Here's an example of a recent new build with quality finishing and decent floor plan

    5 bed detached for £325k (I think they would sell for £300k as owners are abroad and that was what the property was prices at in 2009)

    Looks decent value to me.
    There was only one flaw that stopped us considering it and that was the fact that there are Electricity Pylons 200m from the property

    Lets see if Sibley and his alter egos (Mr & Mrs Ree) can stop his price falls. The present figures below on the brink of falling below £160k.

    Average House price
    Halifax = £160,063
    Nationwide = £162,228
    Land Registry = £160,384

    Do your best Sibley. :rotfl:
    Well it is my guess that Sibbers will not allow prices to fall below £150k.:rotfl:

    ....I admit it I was wrong, lets see if Sibley can do the same over the next couple of months.

    Time for a thread update! :D

    Halifax index back above 162K.

    As always, Sibley was right. let's see if brit50% can admit he was wrong - again.
    (and why is he showing April data in his sig?)

    Yes, it's true and time you peasants learned your place.
    Do not try to get above your station again. We are keeping you down there. No hope of ever getting an average house under 160K.

    We will allow HPI to stagnate around 175K. You will have to work 24/7 to keep a roof over your heads. That is our long term aim. :rotfl:

    Sounds disturbingly plausable :eek:

    The Bank of England doesn't want you to buy a home

    The Bank of England believes that the way to stabilise the housing market and economy is to have fewer owner-occupiers

    He was called to update his signature and responded he would after the Halifax release.
    Since that release is positive, two out of three indices would have been positive and he's not been seen since ;)

    Brit only updates his sig when the indices are negative.

    I haven't been seen for about 5 - 6 days. Mainly because of using all my monthly internet usage early after downloading some big programs/updates and working my but off with this annoying Olympic shift pattern fitting my physical training round it.st

    Have 1 day off before another 8 on but will be happy to use my precious and short free time to update my sig.

    PS I expect land registry to be down next month as well as halifax (which sea saws the most each month", reckon Nationwide will be up though as it is rare to get 3 down in a row.

    Expect big delays in my sig next month when we are Olympics proper.

    I also ignore Nollag sock puppets for which there are many.
