Oh dear another one!
As this post is no longer about a poor man who is desperate to get his home back perhaps this thread should now stop and Scooby_Man and Herb could start a thread just for them called 'I want to argue with someone'
I am not the only forum member who reads this forum, I presume when Scooby_Man first posted he was inviting any forum member to answer or are you suggesting he posted just so he could argue with me.
As a professional he should have paid for advice and not come on here and and expected advice for nothing. I would say he has taken professional advice, did not like being told he was wrong and came on here to argue because it costs nothing!Loretta0 -
Isnt the real issue here that the agency you used only found the tenatns and not manged the property?

If you use them only to source tenants, then YOU manage the property. with the best will in the world the letting agent couldnt be psychic about whom else was living in the property at this time? additionally , if this is the case, then I can see why the letting agent isnt interested in taking responsibility for whom was living there- you didnt pay them to manage.
If this is so YOU were managing the property, and as a result, it falls to your step. Definately worth checking it out with ARLA tho

Well, judging by your rudeness to anyone who posts anything you don’t like, I guess I will get a whole lot of name calling and insults for this but I just have to say…
Scoobyman I don’t think I’ve ever seen so many contradictions by one person in a single thread! I’ve copied and pasted the relevant parts of your posts below… to save anyone reading this trawling through the whole thing.
In your posts 1, 3 & 12 you make it quite clear that you find these people very intimidating. Yet in post 46 you state that neighbours have no problems with them whatsoever and in post 73 say that the neighbours are actually quite complimentary about your tenants. This is despite an ever-changing group of 9+ intimidating ‘skinheads’ built like ‘tanks’ constantly coming and going and your suspicions that they are running a brothel (post 56) and your later assertion that the neighbours actually reported your tenants for illegally fly-tipping by putting furniture and broken electrical equipment on the pavement (post 66). Either these guys are intimidating tattooed-up yobbish skinheads who are probably running a brothel and tipping rubbish everywhere (which would upset any neighbours I can imagine) or they are not. You need to make up your mind!
You say that the EA was only involved in finding these tenants (post 12) and it is clear from posts 47, 48 and 56 that you have been visiting regularly and have known throughout the year (post 1) that they have been sub-letting to over 9 people at a time! You chose to do nothing about this until 3 weeks before the end of the tenancy and are now trying to blame the EA, when you have known almost from the start that most, if not all, the tenants the EA found you are no longer around. You say (posts 12 & 47) that you haven’t been able to sort this out because of the language barrier and yet in post 53 you state that you have been instrumental in getting a promotion for a Polish guy (who surely could have helped you or at least given you the name of a competent interpreter).
You say that you can’t possibly wait a while before moving in and yet in post 74 you say what an experienced LL you are with several properties to your name. None of this adds up!!!!

Post 56 (in answer to a previous poster asking, ‘what goes on there at night?’): “I'm not sure although it did cross my mind that it was being used as a brothal or there were prostitues around. I don't want to be judgemental, but inituition doesn't quite place the women I saw/have seen there with the blokes dwelling in there at the time.”
Post 66: “The tenants have put furniture and broken electrical equipment on the pavement, which has led to neighbours reporting them for illegal fly-tipping.”
Post 73: “If you read the rest of this thread you'll note that I have already addressed this point: the neighbours have been quite complimentary about them comparing with another set of australian folks who are also renting on the same road.”
Post 74: “FYI, I have rented a number of properties over the years and made some extremely handsome returns. From my experience, I recommend anyone in the right situation to do so. OK, you lose here and there, but in the long run, if you can ride out the storm, you DO gain. Good catch Nenen, but (and apologies to any Australians) maybe 9+ intimidating Polish skinheads, built like tanks, fly-tipping and running a brothel are actually better neighbours than the set of Australian folks who are also renting on the same road. After all we've not heard what the Australian folks are like yet _pale_0
