What people in Cornwall do, typically, is they have a garden studio/shed they move into. This tends to be the B&Bs though - as in peak season they can call their own bedroom a family room and get £70-100/night for it, so it's worth it.

We’ve rented one of our rooms for 3 weeks during the Olympics at £750/wk, and it’s going to cost us £150 for bed rental for this time. In our case, we’ve got a Russian family who are bringing a Russian-plated car :eek:

On a serious note, that’s £2250 that’s tax free, who can moan at that?!

The trouble with larger places is they tend to attract groups of people.... in a bad way. e.g. "Family home, sleeps 7" turns into two separate families, so four adults and often 4-5 kids.... and, often, like happened today, 5+ other friends/families turn up and everybody is shouting and partying and slamming doors and lighting barBQs, etc.

People aren't civilised when they've rented somewhere.

Definitely not rent a room compatible as the whole property is being let. I think it would be taxed in line with the ownership of the house so if the house is in joint names then income split 50/50 on tax returns.

Specific costs of letting will be tax deductible and you might be able to offset 2/3 weeks of mortgage interest and utility bills against the rent as well.

I do agree that someone who has never declared rental income before is likely to be holding up a red rag to HMRC's bull if they declare a small amount of such income in tax year 2012/13 (especially if claimed expenses reduce tax liability to very little or nothing).

Used to think about enting out our home when we lived next to Wimbledon. Never got round to it before we moved away permanently. The disruption of the traffic re-routing etc. made life hideous when it was on. Was more put off of the hassle of us having to move out temporarily though.
Loathe the game now and would have it banned.

Maybe Rick Steve's travel website in the US might be able to help. His advice to travellers to Europe is always to stay in a satellite town or dormitory town and commute in to the tourist city,so his customers proably wouldn't think you too far away.
