Debate House Prices

Locally you can search online to see all local planning applications and hopefully it is the same there - and you will see that many of them are just hand sketches even for much bigger projects which means you can do it yourself for free. You will need to make sure you get building regs approval which you will have to pay for but your builder should sort out, the building regs folk are very friendy and will let you know the rules on foundations etc if you don't know them but your builder should anyway.so full, just been out for dinner and i can't manage 2 courses
although sticky toffee pudding was enormous!!
Doozer: quick question, who should I get to do a drawing for a front porch that should be permitted development? Is there someone who can do a drawing that won't charge me crazy money that architects want or I don't have a choice? We had an estimate for a front porch and it was £2k for the build and maybe £1k for the groundwork (ish) so we are hoping to get it done....I think....0 -

Hmm. You could do it yourself with a scale ruler. A good builder would really be able to build it without too much in the way of drawings, I'd ask them what they'd need. I'd find some photos of porches that you like, or if your neighbours have one that you like, take pics and ask if you can measure it up
Or, you could go online and see if anyone in the street has applied for any planning permissions with drawings, print them off and play with them.
An architectural technician would be cheaper than an architect, I think a draughtsman would be cheaper again (I've never used one) but I'm pretty sure that if you're keeping your front door as well, that you don't even need Building Regs Approval for it at all so it's not worth too much in the way of expense from a bureaucratic point of view.Everything that is supposed to be in heaven is already here on earth.

we don't really know what we're doing and i was hoping a proper technical drawing will help the brickie know what we want and price accordingly.0 -
