  • Thanks guys! We went and saw the mortgage advisor today and all the finances look in order so looking at applying for a mortgage and reserving our flat!
    We already rent a little house and have most furniture so its the things like carpets and whatnot we need. See what happens and fingers crossed!
  • Make sure they throw in carpets, I believe that should be basic. And I got £500 towards solicitors fees as well so try for that :)

    You should ensure you get your own solicitors even if they offer you a discount to use theirs.

    We are getting our valuation done tom. Does any one know what happens after that? How do they inform us how much the house valuation has come to?

    Hi Suzie - I disagree. Do you own research on solicitors, you may end up wanting to use their recommended solicitors! I did! I had prior experience of the firm so I was happy. I also felt they were actually working for me too. Also, if you do choose your own solicitors you need to find ones that specialist in new build. It is a different type of sale because of deeds being registered and all the plans getting signed off. It helps if they have worked with the developer before so they know the process - saves time.

    How can they possibly put your interests first? If they told you anything that might put you off buying then they would lose their contract with the developer. Yes, it will be easier and cheaper for you and the develiper to use their solicitor, but I would use my own, even if only to get a second opinion.

    It is very hard to sell those things.I think you are about to do your brains in..big time..buy a flat or house
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    If you were buying an older house, would you use your vendor's solicitor?

    I'd never seen a new build coach house before this thread. Why would a developer build them?

    LOL - Why don't you like me disagreeing with you?! I did my research and I liked the firm they recommended, I had used them before so felt comfortable. Plus they gave a very competitive quote. Whereas I didn't like the solicitors the developer used so wouldn't have approached them for a quote. Infact as I recall they found a few issues in the contract which they forced the developer to change for me and all future purchases. I deal with solicitors all the time at work so I know when I'm being played. I'll get off my soapbox now and perhaps we can agree to disagree!
