^^^^ Jeez I sound like a right nightmare don't I?! I'm not mad about tiles either, these ones were pretty nice though!!0

haha! You're the same as me. To be honest, I wont be able to get a property any other way then the FirstBuy Scheme and I fell in love with the plot and im happy with the deal i've got. Its just the fact they have tried to make out that they done that for me when they have gone ahead before me anyways!
I havent signed any paperwork yet but I believe the carpet has been put down as extras. The sales rep did put a stop to the order and I pointed out what I wanted and she has now ordered that.
I want to get the appliances installed (ie. dishwasher, wash/dryer) but they're determined not to budge on that. I managed to get Solicitors Fees out of them so its a start.
Do you reckon I should go back and kick up a fuss?

Just out of interest Stu
Are they paying your Solicitors fees because your using their recommended solicitor?Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!0 -
Yes it is their solicitors0

Not a good idea. They will not have your interests at heart and won't tell you about anything that might put you off buying as otherwise they will lose their contract with the housebuilder.
That's what I was thinking. They've made it out like they're doing you a favour but it jsut means they can ensure they can manipulate the situation. You are far better off going with a someone who isn't tied with the developement who have your interests at heart and not the developers. Even if it means you have to pay the fees.Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!0 -

Exactly. I can't believe they are allowed to do this legally.0 -
Yes the property as is in the picture with 2 garages and driveway. What do you mean by I would be the landlord of the garage below? I know the other garage belongs to a house nearby.
Stu
If the coach house is freehold you will own both garages but one will be on a long term lease (usually 125 years or 999 years) to another house on the estate. You need to find out which house it is and ask for a yearly rent (as you will be responsible for its maintenance, and also the electric they use for the garage light, plug sockets etc you pay for!).
My boyfriend has just sold his coach house. He bought it 18 months ago and made a £5k loss (not including the mortgage redemption fee).
And yes they are cold!!0 -

I will speak to the developers about this as well as I wasn't sure if there was electric in the garage.
How much rent did your boyfriend charge for the garage below his property? (sorry for being nosey haha)

He didn't actually charge anything. He kept meaning to 'get around to it' but never did. When he was going through the process of buying it the developer suggested a rent of £50 a year. In the lease contract (which you should get a copy of) it will likely state the rent amount to be 'one peppercorn'. I would say you could ask for as much as you want but you will probably have to negotiate. If the garage user refuses to pay anything I don't think there is a lot you can do. This is something you would have to ask your solicitor (another reason not to use the solicitor they recommend).0
