It depends on how prepared for negative equity you are. If you are looking to make a profit or break even in 2-3 years time, if you sell then, I would only buy it at a very good price. Avoid shared equity as stated, they are like payday loans ie. targeted at the desperate/young, which nearly always leads to trouble.
Consider the likelihood of starting a family and wanting a garden also. Both of these would mean you have to move to another property, more than likely you'll sell at a loss.
The future resale value of a property like this, at the bottom end of the market, in a declining market where nobody can get mortgages, is going to more than likely be lower than what you pay now."The only man who makes money from a gold rush is the one selling the shovels..."0 -
We looked at that developement but were put off by the number of housing association properties, lack of parking and generally the lack of space between the houses. But that was our personal view on the developement.
Coach houses also have a tendancy to get quite cold, so I'm told by people who have previously lived in them.Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!0 -

Hi There,

I am trying to get a deal sorted, got carpets thrown in now but seeing if I can get anything else.

Carpets don't cost much. Negotiate on the price rather than a bit of carpet!"The only man who makes money from a gold rush is the one selling the shovels..."0 -
Does the one you're looking at have a drive through access underneath it?0

Yes it does0

I'd normally agree BUT it saves so much time and hassle then getting them fitted after completion. The house is well and truly ready to move into then. I know I've got the cheapo carpets but after a year they are still looking good even in the hall.
Actually that is a total lie, new builds are never ready to just move in to, I spent a couple of days fitting curtain poles, mirrors, toilet roll holders, towel holders and blinds! Good fun though and not only did I get to use powertools I got exactly what I wanted.
My top tip is to buy these (predrilling a test hole to see if its just plastboard or stud as they do not work in stud you will just need rawl plugs) - http://www.screwfix.com/p/metal-redidrivas-35mm-pack-of-100/11923 They are the best thing to use when fixing to plasterboard. I used about half the pack so it is very good value. My curtain poles are still up after a year! :rotfl:I viewed it and it is perfect for what I want. Great news! How exciting! If they didn't make you pay cash to reserve and you have an appointment to go back then you still have a chance on neogotiation. I'm sure they'll like you because you are no chain!0 -
Got a little annoyed today as I went back to make a deal and put the holding fee down but when I said I get choice in the carpets, the woman said 'the carpets have already been ordered' We've resolved that now and got the choices I wanted. I got them to pay for my solicitors and other fees.
When I was driving home afterwards I thought to myself 'I viewed the property on the 10th and managed to negotiate carpets into the deal (that was bloody hard work in itself!), I go back on the 11th to hear carpets have been ordered on the 9th?!' DODGY GITS!!
Im quite happy with everything being in place, I got other bits thrown in as I have requested little things like outside water in the garage and outside lighting. But seeing they have lied to me about the carpets, am I in a situation to go back and see if they can throw in appliances?
I have given them my holding fee but not signed any paperwork yet so I don't know how I stand or would it be too late?

OMG this is what happened to me over the bathroom tiles!!!! It must be a 'technique' they use.
I viewed the 'showhome' and I admired the tiles knowing I'd never get them in the house I bought. The sales lady says that I'd have a choice and those would be within my choice, so I said there and then I wanted those tiles EVERYWHERE (en-suite, downstairs cloakroom and main bathroom). I put down my non-redundable deposit and a few weeks later I'm called back in to finalise my choices. I'm told then I can't have those tiles. I was livid!! I had set my heart on them so I kept on and on until I got the answer I wanted. I was fobbed off with the 'they've already been ordered' so I said I wanted to speak to the site manager to find out why I'd been promised something not on offer.
On the paperwork you signed when handing over your cash, did sales write down your extras? Hopefully they did otherwise they are hard to prove.
Just get on the phone tomorrow and insist and don't take no for an answer. Contractually not a leg to stand on but they will have to deal with you for weeks and weeks and ultimately want the rest of your money so will hopefully want you happy!0
