I have had legal expenses cover up till now (it once was free with Halifax!) Now,I'm wondering whether it's worth it for me. I am a retired person living in a first floor flat of a small block. There is some confusion in the policy booklet as there seems to be some sort of legal cover under the contents section as well.
Can anyone advise me on this subject?

    Hi everyone,
I'm new to the forum & I've joined because of all the positive feedback I've been hearing.
I've got a big problem to resolve & I'm looking for some advice/guidance from some of you who've probably been in the same situation before.
The Semi next door to mine had a fire that damaged their roof. My property suffered heavy smoke damage. My neighbours appointed an independent loss adjuster to act on their behalf (he's worked the oracle & got them a new roof, new rainwater system and almost a complete house 'makeover'.
Unfortunately their new guttering was attached higher than the line of guttering from my property, and water that should be flowing from mine towards the shared downspout on their property,is now unable to flow uphill. In addition their roof tiles are metric whereas mine are actually imperial.
Water has been flooding back towards my property and with no outlet, has been pouring from my gutters like a waterfall. All this excess water has made my gutter sag & it has now unfit for purpose.
In spite of asking my neighbour/and his builder several times to remedy the situation, nothing has been done. My property is now showing additional signs of water damage such as damp.
My own 'Insurance Co' have stated that I cannot make a new claim for this damage as in their opinion, the cause was failure of a duty of care by next doors Insurnace Co/their agents. Two master roofers have indicated that I need a new rainwater system installing & one of them even suggested that ideally the roof tiles on both mine & my neighbours property should be the same.
I assume that this problem lies outside the scope of the Insurance Ombudsman. How would you guys recommend i pursue this matter and get my gutters & associated damage fixed?

    many thanks

Try sending them an official letter by recorded delivery, preferably with a letter from one or more of the roofers showing their advice on the matter

    Hi guys,

anyone got any suggestions for house within 400m of a river? The issue is the river is further down in the village (approx 300m away/birds fly google maps) so would flood the whole village before me :)

Try using a specialist broker as most insurers are not quoting in any areas close to rivers. I have been refused insurance as I was in a area the the environment agency listed as a flood zone.

No insurer on any of the insurance comparison sites would offer a quote! That includes Aviva, Axa, Zurich, Direct line, Churchill, Tesco, Hiscox, Home and legacy, RSA, Morethan, most brokers

Did you purchase Legal Expenses Cover as it maybe covered under that policy?

You could try contacting the National Flood Forum. They should be able to point you in the direction of someone who can help.

    Good luck!

You'd probably have to pay a cancellation charge. Most insurance companies make this charge these days.
  • Home/Contents cover with Tesco, never made a claim before but following a house fire am now having a nightmare, and grateful for any tips/advice so can progress.

Can't live in the property so staying with family. Tesco Customer Services were hopeless in processing the claim in the first place. Once followed up and moved to the correct dept we were then allocated a Loss Adjuster (Cunningham Lindsey). Following a site visit he made initial assessment and appointed cleaning company (Rainbow). After much chasing they were finally authorised by CL and came out, but were fairly shoddy and needed close supervision. Now waiting for building work to start - I have done all leg work obtaining quotes, and querying CL's omissions from scope of works, but two weeks later am still waiting for any response from CL. Apart from their initial "welcome to CL" letter, we have had nothing - no response to emailed queries, no acknowledgement of quotes or receipts; no reimbursement of out of pocket expenses.

Simultaneously I am following Tesco's complaints process and, apart from a lot of empty reassurances on the phone a week ago, again have yet to receive anything. Have followed up with them again, via email, and am keeping a log of all telephone calls and details discussed as have a feeling I am going to need it!

I'm not out to con anyone and make a quick buck. We had a house fire, luckily no-one was hurt, but we need building work done, and our ruined possessions replacing and no-one at Tesco or CL seems to be interested in helping us with this. We can't live in the house and are staying with family, but with two toddlers this is less than ideal, and after four weeks they are already screaming to go home every day. Even after building work is signed off, and bits ordered, it is then going to take a further 4-6wk to complete...I just want to get this process started.

Any tips appreciated...really at my wits end now  Thank you
