    Quick question :D

    I have a 5/6 bedroom house although the '6th' bedroom is above the garage has very little insulation and therefore would never be used as a bedroom. Do I still have to declare to the insurance company that it is 6 bedrooms even though it would NEVER be used a such?

  • If it would be described as a six bedroom property in a sale, then it would be treated as a 6 bed property for the purposes of insurance, even if not being used as a bedroom.

    Insurers would normally define this in the policywording to protect themselves!!

    That's a tough one as the building insurance is £400k which far exceeds the rebuild cost. (possibly £300k)

    Going from 5 - 6 bedroom hikes the insurance up by £150 a year :(

    Look for a policy that is not bedroom rated eg based on the sum you require.

    MAKE SURE you insure for more than the cost of rebuilding the entire property

    Spoke with More th@n again and they say if it 'could' be used as a bedroom then it has to be declared?

    The bathroom 'could' be used as a bedroom!

    The 'said' playroom WILL NEVER be used as a bedroom :mad: but that doesn't matter :mad:

  • You don't have to have a bedroom rated policy. You can still have a tailor made policy for your requirements where you select your cover levels.

    You probably would be best served by asking a broker to look into your matters. Direct Insurers only tend to do bedroom rated policies because they are easier to write for their staff ie mass market products.

    Last gripe and question then :)

    If I insure at 5 bedroom and god forbid the place reduces to the ground due to fire. Would the insurance question this and try and wriggle out of paying or would they only offer a rebuild of a 5 bed house???
    (Bear in mind that the rebuild cover is far over what it would cost to actually rebuild it )

    It's a difficult question to answer but basically if they feel / find you deliberately miss led them they can void the policy from inception and either retain the premiums or refund them to you. In this case your claim would not be paid and you would have to declare forever that you've had a policy voided which can make it very difficult (Very Expensive) to source any type of Insurance including motor.

    If even they felt you had not intentionally miss led them, they may not offer cover to six bedroom houses so would not have offered cover if they had known. See above for what will happen.

    They may pay a percentage of your claim based on what percentage of premium you have paid in relation to what you have paid.

    If you do it and get caught it could potentially cost you a very large amount of money.

    It would never be a deception. I just wondered how they justify a 'bedroom' when it never will be but it is a room the 1st floor.

    Insured at 6 bedroom now anyway.
