landlord let himself in my flat without permission!!!

To the OP, get out and get out fast! The sooner the better. Your landlord doesn't sound like the sort of person who you should trust with any sort of access. How many landlords turn up having given no notice to clean mould from a window?0

Can we perhaps ignore the insulation refusenik for now and let the thread revert to roses-babe's issues? It kind of gets confusing otherwise and her situation seems more important.
RB- did you pay a tenancy deposit and if yes, has your LL scheme registered it ( property in Eng/Wales only, deposit "received" by LL after 6 Apr 2007)) and given you the prescribed info from the scheme? This is important becuase it affects the validity of any S21 notice of intent to repossess.
Just spotted OP's other thread, which is about the s.21 notice; thread started on 25 Nov.

I'm slightly confused.
On November 15th the OP posted that the LL wasn't doing anything about the mould. They were advised to write to the LL and ask him to act. Not sure if they did but I'm guessing this is why he has called round. I know LL should give 24 hrs notice but if the tenant has complained about something wouldn't they expect the LL to call? By not answering the door they assumed the tenant was out.
Then on November 25th, the OP posted that they had been given an S21. Yet this thread indicates they are worried they might get one, and then later say they have recieved one by text, or message of some sort (Could be answer phone)
Is this more involved than just the LL suddenly turning up for no reason?0 -

Even if T was out, the LL still should not be entering the property. Mould on a window is not an emergency. Common courtesy alone dictates that you let the T know when you will be available to call round and check whether its mutually convenient to do so.outofmoney wrote: »On November 15th the OP posted that the LL wasn't doing anything about the mould. Maybe the OP will return and clarify things....outofmoney wrote: »Then on November 25th, the OP posted that they had been given an S21. Yet this thread indicates they are worried they might get one, and then later say they have recieved one by text, or message of some sort (Could be answer phone)

This one from 7th Nov https://forums.moneysavingexpert.com/discussion/3597573Vuja De - the feeling you'll be here later0 -
tbs624: It was a bit more than mould on the window according to the other thread. Something about leaky pipe and wet wall.
As a tenant I wouldn't want our LL to just come in either, but if we had reported a problem with a leak then we would also expect him to call. In fairness to OP he could have notified them of calling. Maybe he felt it needed checking out sooner rather than later. And we don't know if the OP did contact the LL and if they did in what manner.
An ex BIL of one of our LLs used to live next door to us and we knew he had a key and knew he went in as soon as we went out.
He also used to call round all the time claiming to be doing something or other. He did ring the bell but expected to come in and never gave notice. For this reason I can understand how distressing it must be for OP but sometimes the LL has reasons to call.0 -
The landlord was a woman in that other thread....If you haven't got it - please don't flaunt it. TIA.0

I thought they had changed sex. Now I really am confused.0

Times of calling should be arranged.
Regarding the loft insulation, it is just that sort of tenant behaviour that makes people think all tenants are thick.Blackpool_Saver is female, and does not live in Blackpool0 -
What?
Neither a land lord nor a renter, but, if I was a renter, and told my LL about some mould I wanted him to look at, isnt permission to enter kind of implied?
If I was a landlord and my tenant complained I came around to clean THEIR problem (which I understand mould is) and got an earful over abuse over it, I can certainly see the appeal of an eviction notice.
