  • I'm about to leave the Chelsea Building Society and find them now quoting £175 an increase of £75 from what is on our signed agreement from 2004, when we moved to them with our mortgage. Having mentioned this to them, so far I've only had a very snotty verbal reply that I can "try and reclaim the difference, but only in writting". So thanks for the template letter, it's written and will be posted later today. It might only be £75 and be seen as next to nothing to the Chelsea, but that's better spent paying off the principle as far as I'm concerned. So it's now a case of *fingers crossed* they're more reasonable when dealing with written requests than they have been in dealing with verbal ones!

  • In 2004, I took out an interest only £80k mortgage with C & G. They wouldn't allow me to transfer to another fixed low rate scheme within C & G. They acknowledged that this, 'churn', was losing them customers!!.
    So I transferred to the Nationwide at a lower fixed rate and for a longer period.
    Then, on the eve of the transfer, I had to cough up a £225 transfer fee.
    Any delay was going to cost me a lot of interest at the, now, higher C & G market rates, so I paid up.

    Nationwide sympathised and said they charged nothing in similar circumstances and, in addition, had no problem with me choosing another low rate fixed scheme in the future if that was suitable.

    There was so much in the media about bank charges so I challenged Loyds (C & G)
    A. Wrote to local branch manager quoting refererence no.
    B. Reply within 3 days. Referring me to a telephone no.
    C. Usual complaints system. 'We are experiencing a busy time etc etc. Waited 3 mins and phoned back next day. Eventually got through to a TERRIBLY nice lady.
    D. It took her 3 seconds to decide to that I, 'qualified' for a rebate, but that she would, 'consult', her boss. Ten seconds later I was graciously granted a rebate of £45. I said that this was insufficient and drew her attention to the relevant paragraphs in the Conditions of offer which stated that all reasonable expenses should be paid and that £180 was not reasonable.
    'Sorry', was all she could offer.
    E. Lo! A letter and cheque for £45.56 appeared. Banks are SO particular about interest! Word of warning here........NEVER cash a cheque with which you disagree. Doing so proves that you accept the recompense.
    This letter alleged that the transfer fee at the end of the two year period had been £180 when I signed the agreement.
    F. I disputed this. No such figures were mentioned, either verbally or documented at the time of the agreement. I alleged that, unless they could demonstrate how they incurred the cost of Mortgage Transfer, I would, 'take the matter up through normal channels.
    G. After 7 days, I received a rebate of £190.
    Plus the interest of course!!! £2.19. which, they ponderously informed me was the B of E Base Rate +1%. AND which I had better tell Gordon Brown about.

    When I first herd about the mortgage exit fees ruling I sent a speculative letter to Skipton Building Society asking for a refund - even though I had no idea whether I had overpaid the fee or not. On Saturday I received a cheque for £130. Result!!!:beer:

  • I redeemed my mortgage last April (2006) and was charged a sealing fee of £225. In my "files", I found a leaflet dated 2002 stating a sealing fee of £50.00 so I called them on 0845 302 0190 and spoke to Sharon (in Greenock apparently). She immediately offered £140 but when I asked for more, she wanted to investigate further and called me back in 10 minutes. The charge should have been £85 and she indicated that that had been shown in a letter to me about a rate change during 2003.

    I accepted the £140 - many thanks to all on this site - this was a lot easier than I expected.

  • just rang Abbey, they already have a form ready to post.

    not telling how much IF refund is due until you have returned form

    also it's worth checking if your lender still has your deeds, Abbey lost mine and it took at least 2 years and a lot of grumbling before they were found

    depressingly they have a 'lost deeds dept', so it's not unusual for this to happen

    when my mortgage was complete i got my deeds back from them to make my own arrangements for their stprage
