Hello,
On my last message i told you how i had rung Natwest and they told me that as my mortgage product changed 2 years ago we had agreed to new terms and conditions, but when i looked through the new terms and conditions i couldn't see anywhere that told me the sealing fee would go from £85 to £225 so i wrote them a letter.In the letter i used Martins template but added my own part at the bottom telling them that in all the terms and conditions it said nowhere about the sealing fee increase, i included copies of the letters and leaflets that they sent me and that i had signed.I posted this on Monday and in my account Wednesday was the wonderful sum of £140!:T And today i got an letter of apology.
So sticking to my guns and pushing the matter further instead of giving in,i am £140 better off!:beer:

Standard Life Bank.
Took a mortgage out with Standard life in April 1999, remorgaged Halifax 2005
was charged £160 exit fee plus £30 deeds release by Standard Life.
Two weeks ago, i used the Tenplate letter, asking for these fees to be returned, as they where not mentioned in the Morgage offer.
Today i have received a letter from Standard Life Bank, enclosing a cheque for £190.
If it wasn't for this site, i wouldn't have known. :j0 -
After seeing Martin on GMTV I checked out the site. I phoned the freephone number for the Woolwich and even though I didn't have the morgage account number and it was 4 years ago since we swopped the mortgage to the Abbey I was told there and then they would refund me £98!! It was in the bank in a couple of days! Result
I then used the template letter and sent it to the Abbey (as we've moved mortgage again!) and within a couple of weeks they've sent us a cheque for £126!! Brilliant

Just got £99 back from Yorkshire BS. No hassle, just a phone call (free from https://www.saynotto0870.com!) and the cheque tipped up two weeks later. Not bad for 5 minutes work on the phone. THANK YOU Martin!0

I remortgaged in December 2005; the exit fee charged by Mortgage Trust had increased from around £65 to well over £200.
I just phoned Mortgage Trust, and they said that as the mortgage was taken out before 2004 it was not regulated by the FSA, so their ruling does not apply. Also, the terms and conditions said that they could increase the fee. When I asked for further information they said I should write in, and disconnected the call.

In the two years to Sep 2006, Abbey increased my MEAF from £99 to £225. I wrote one letter asking for a full breakdown, to which they replied that originally there was also an £80 fee "if you wanted Abbey to act in the removal of our charge"--so they're saying the fees were £179 in 2004? I'm not sure what that means, so I've gone and sent the template letter asking for the £126 difference.
Anyone got any further advice?

First Letter
In September 2006 I remortgaged and left Abbey. I was surprised to find that the administration fee Abbey charges for leaving had increased from £99 to £225. I was a loyal customer who made repayments for more than two years, I always maintained my account well, and I did not leave the contract early.
I do not recall Abbey agreeing this rise in fees with me or telling me that exit fees would increase by any objective standard amount at the start of our contract. Abbey also did not give me any other valid reason for the rise.
The rise is more than 130% over less than two and a half years—far greater than inflation. Please provide a breakdown showing what this fee is for.
Hi Moved my mortgage from Abbey in Oct last year charged £225. Phoned at beginning of March was sent out a form to be completed . Received a cheque for £175. Thanks to Martin :T0 -

read about relaiming, rang IF said that as the fee was £140.00 when the mortgage was taken out and this was the fee charged I could not claim anything back. I wrote to cust services, using a few pinched sentences from the write up and received a reply saying the same no deal. I wrote again saying that I still thought it was unfair and that I was had been charged over and above the actual cost and that I wanted a breakdown if costs sot hat I could involve the FSA. Letter today, asa gesture of good will they are going to give me the full £140 back. Hurray more for my holiday fund and all for about half an hours work. thank you very much!!0 -
i had a mortgage with the Halifax and after one phone call and them telling me how much i was charged and how much i was originally quoted, i received a cheque for the difference (only £25 unfortunately!) within days.
My last mortgage was with Alliance & leicester who overcharged me £145. It has taken nearly 3 months of phone calls to get this one sorted but finally today i have been told i'll receive a cheque for £220 tomorrow. Not sure why they are giving me more but i shall not complain!0 -
I switched my mortgage from Alliance & Leicester to Halifax a couple of years ago. I wrote to them requesting they refund the difference in the 'then & now' MEAFs and today received a cheque for £120This space has been intentionally left blank0

I managed to pay my 20yr mortgage of last year but had to pay exit fees. Having seen Martins advice i plucked up the courage to make the call. 2 minutes later the call was over and they say i'll recieve a cheque for £135 in 28 days. Shocked? you bet i was.
If you are still uncertain here is a step by step guide.
1. Phone 08457 273747
2. Select option 3 "Other mortgage enquiry"
3. Select option 2 "FSA ruling on exit fees"
4. Speak to the agent giving them your "mortgage roll number" and then answer the usual security questions.
5. Say that you wish to claim a refund following the FSA ruling on exit fees.They will then check and in my case they said i was owed £135 and that it would be with me in about 28days.
6. Say thank you and begin to plan what you are going to do with your money.
IT REALLY WAS THAT EASY. £135 IN AROUND 2 MINUTES.
