To the folks who say it isn't a 'villa'
From Wikipedia;
" In modern parlance 'villa' can refer to a various types and sizes of residences, ranging from the suburban "semi-detached" double villa to residences in the wildland-urban interface."
I didn't pick up on the villa thing in my earlier post because I looked at other properties in the area and it seems to be a Glasgow/Scottish thing to call houses villas.
However, Wiki is American based and is no definitive database on the meaning of words, especially British English.
I prefer the Cambridge dictionary definition of villa which I think will match most people expectation of what a villa is.
"a house usually in the countryside or near the sea, especially in southern Europe, and often one which people can rent for a holiday"

When that house sold, were they building properties or had some just been built? What I'm asking is, is the difference that that house had no competition when it sold, but yours does from all the new properties built at the back that are now for sale/have been for sale.0 -
Just another couple of thoughts,
The "fixed price" could be an issue in terms of people looking and thinking that there is no room for negociation - therefore automatically dismissing your property.
Is your Fixed Price the Home Report Value? If so they need to be "refreshed" after 12 weeks so it could be out of date with where the market is at now.
OP trying to sell your house in this market is frustraiting but it is possible! We went on the market in July and had an acceptable offer by September. There are houses locally which have been up for sale since around April 2010 and they haven't sold - they are lovely looking houses, looking at Property Bee history and putting yourself in a buyers shoes - I can see why.0 -

Yes - you are right they don't need to be refreshed every 12 weeks. I worded that badly.
However if the fixed price is home report value, and an interested party looks at the home report and checks the date they may feel that it would refresh at a lower price - then they may feel that it is priced a little high. < the point I was trying to make.
The only reason I mention this is that I look at the HR before I view any property - so that I can take a closer look at anything flagged as an issue.0 -
Home report value is £210k and we have reduced it
We had 2 agents who both said 200-210 k. Went with this agent as his fees were lower

I cannot comment on the price, as I don't live in Scotland.
I do not wish to be rude or anything, but is there anything about your house which sets it apart from others? I ask because I frequently trawl through Rightmove and so many houses look like clones inside with magnolia walls and wooden floors. From a purely personal point of view I would avoid a "cloned" type of house. I want something that has some character.
Who is your target buyer? Size-wise it looks like a family-home, but it looks more like a show-home than something a family with children would feel comfortable and at ease in. Could you make it look more inviting and comfortable, "soften" it up a bit, somehow?

As with the others; the photos are dreadful.
You need 5-10 really good pictures taken with a fish-eye lens if necessary, which make the room look big.
And both inside and put side are vanilla. Those aren't gardens to enjoy; just patches of grass to mow.
Do you live in the hosue? because it does not look like it. Draw the sofas in from the wall and put a rug down - or do you shout at your friends when they come round? What context is the fireplace in?
The dining room pic (9) is nice but needs little bit of colour. The rest looks bland in the extreme and more and more pic of fitted wardrobes do nothing for me.
There is no room plan, and with the disjointed pictures, I get absolutely no idea how the house works.If you've have not made a mistake, you've made nothing0
