I agree with many of the above comments. Is "villa" a Scottish term? To me in England it sounds pretentious and instantly gives me a negative vibe about the property, weird though that probably sounds.
Again weirdly some of the first photos are too good, they don't look like they're from a real home that someone lives in. And I think at first glance that's a problem as if potential buyers can't imagine themselves living in a house like that then they're not going to take it any further.Every generation blames the one before...

Don't know how far away from you, but Bellway are offering what seems a very similar house to yours, brand new and probably with choices of carpet, kitchen etc for around the same price - they're probably negotiable on price too......

I don't know the area - how many other similar brand new to very recent developments like this Bellway one are in your area? If there's more than one or two, you need to look closely at what they have to offer

It looks a lovely house and very well presented with modern fittings, however like others have said the photos dont really show the rooms properly- I dont really want to see a pic of your boats!
You have been on the market for a while, maybe time to give the estate agents a kick up the (*^%^%^% or consider changing!

Well, I was about to point out the shoes lying under the bed in one of the bedrooms.
What would you add to make it look 'lived-in'? Dirty dishes on the drainer? Tea-towel over the oven handle? Wet face flannel draped over the washbasin, with towels randomly scattered? Sweaty socks on the bedroom floor?0 -

Agree, 'villa' is often used in Scotland so I'd not worry about changing that.
I think the photographer has aspirations of becoming the next David Bailey. Just take pics of the rooms! Without a floor plan and no real pictures of an actual room rather than a corner of it, or one item in it, it just confuses people. Hard to believe that out of 30 photos (way too many IMO!), there aren't really any of the rooms in their entirety! Just one pic for each room is fine. That's what people want to see.
On the street view, it looks like there's a building plot or something behind - although that could be a few years out now. Are they building still?
There's no garage as it's been converted. Some people still want the garage (we'd not buy that size house without at least one garage - especially in Scotland where it's likely to be colder than here!).
Saying all that, I haven't looked into other sold prices and, from what I've read above, you might just be overpriced still.
When did you buy, and how much did you pay?

Higher price than a lot of the competition, and pretty small bedrooms for a 4 bed. Plenty of similar houses at 185k, so if you want to be sold reasonably quickly you need to be pricing at or below 179k.0

When I look at the pictures, I don't get a feeling of space. I think there are too many close up pictures - and that gives me the impression of the house being cramped, even though by looking at the room dimensions, it isn't nessecarily so. I've sort of got an idea that the dining room and kitchen are maybe spacious, but the living spaces look cramped. For example, we have one picture that has a 2 seater settee shoved against the wall and what looks like only 2 seater settees through out. It might not be a small living space, but I'm getting that impression. Because there are so many close up pictures here (I'm not too sure why there are). I read into this, that the house is small so lets focus on the sink, or the fireplace. It's probably not true, but I don't think I get a realistic representation of your house.
Secondly, we are not in a good market. People may have liked the house, but they might not be in a position to buy yet, e.g. if they're selling theirs and are in the same boat as you. Then again, it could be the price.MSE Forum's favourite nutter :T0
