Can anyone shed some light on why my house is not selling?

    Re the photographs the estate agent 'house doctored" my house before the photos were taken

    We did have a lot more ornaments but were advised to declutter

    It was the estate agent who did the description of villa

    The building plot behind us now has new houses on it

    It's just frustrating trying to sell :(

    I agree with other posters - the house is beautiful but the photographs are terrible. They don't give any sense of the room proportions at all and there are way too many of them. I was bored long before I had got through all 30.

    The house does feel slightly sterile as someone else said, but I think that might be because the whole house is magnolia inside and the walls are a bit bare. Is that really how you live? If so, I am totally in awe of you - my house never looks that clean!

    Kerb appeal could be improved - these houses on estates like this tend to all look the same. Could you buy a couple of colourful pots and fill them with busy lizzies or something - just to make the house brighter so it stands out from the others.

    After this long, it is time to change agent. Get someone new in who will have enthusiasm for the place, get 10 decent photos taken, pay the extra for the floorplan (it really does make a difference) and knock a bit more off the price.

    BTW - I love your flooring in the lounge - where is it from?

    They converted the integral garage, which was there, into that room. I'd say.

    Look at the Bellway new-build I linked to earlier to see what it would have been like before.

    OP I think this is an important question...

    How many agents did you get out to appraise the property?

    What feedback did you get about the 3 viewings you have had?

    Agree with others about the pics - they just don't seem "right" and they are of objects rather that the house.

    I have only ever used agents who provide a floor plan - as putting myself in a buyers shoes - I like them.

    Is the agent following up on the viewings?

    What is the agent doing to promote your property apart from RM?

    ..but the same size of house, apparently, and also with converted garage. Which way do these houses face? Yours North, theirs South, or some other compass point? You can read the schedule (with floorplan) for the one across the road here -

    That was listed in Jan 2010, sold by Apr 2010, and you're priced exactly the same as them, almost TWO YEARS later in a downward market. What do you think has happened to prices generally since then? Gone up or gone down? If the one across the road came to market today, it wouldn't be priced the same as then. It wouldn't sell for what it sold for then, I'd suggest.

    And there's your problem, as I suggested earlier,

    "Lastly, there is something wrong with it that only becomes apparent on seeing the property."

    From the website description,

    "Private large low maintenance lawn to the rear
    with no overlooking properties to the rear and side."

    What's happening, is that during the time you've had it up for sale, there has obviously been building going on at the back of your property, nobody likes purchasing from a building site (the definition belongs to the buyer, not the seller). Plus the description is now factually incorrect, which would disappoint/annoy a potential buyer and maybe make him question the rest of the description.

    Plus, what are the new properties going for and do the house builders do a deal on new properties, like offer to throw in a deposit or offer carpets and kitchen units or even both, because they're desperate to sell in a stagnant market?
