Hi
Been on the Market since may and has had three viewers who all seemed interested but nothing ever comes of it
Have reduced the price now but opinions greatly appreciated. Xx

maybe its just me but i do think the pictures look like theyve been photoshopped and do make the property look a wee bit fake
(not criticising your house as it looks lovely thats down to the ea )

Just about to say the same....lovely house, but photos of the room not just your items would be better. Immaculately clean and tidy. I'm sure others will do the price thing for you in terms of what others have gone for....I don't know the area i'm afraid.0 -
It is a really lovely house - don't know about the area/price but on first glance I would say there are no reasons it shouldn't sell from the presentation.
What I would do though is speak to the estate agent weekly and get feedback from viewers. You may need to change agents to get it re-marketed as its been 'out' for a while now.0 -

Right, I don't know the market for your area, so I don't know whether three views in that timescale is good or bad. If it is bad, then it would be an issue with the price, the location or the overall look of the place.
If three is average or good, then it is probably down to one of the following. It's a buyer's market and I wouldn't expect to sell a house within three viewing unless there was something unique, e.g. pretty village setting where properties don't come on the market that often.
It could be because your house is a vanilla house, nice as it is inside, there must be many more on the estate that looking exactly the same, maybe those sellers negotiated on price. Have any other houses sold recently?
Lastly, there is something wrong with it that only becomes apparent on seeing the property. A lot of people have made the decision not to buy as soon as they pull up outside the property, location, look of the property in real life etc. For example, I notice that it has had a garage conversion. I for one hate houses that extend into other parts of the garden (I'm counting the garage as part of the garden even if it was integral to the house). I might look at the other properties and think the house looks odd/out of place and resent not having a garage, it doesn't matter if you have off street parking, it's nice to have the choice and garages are for storing stuff that you wouldn't want in the house or the loft. Or maybe buyers are expecting more from a four bedroomed house. Perhaps the bedrooms are small or the garden is minuscule (as with most new properties).
Personally, I just think three viewings isn't that much and both times I bought a house I did far more viewings than that. As for people seeming interested, you don't go into someone's house and say, nah, not what I'm looking for. It creates an uncomfortable atmosphere, you pretend that there are features of the property that interest you and try and get out as quickly as possible.
BTW, none of the above is a criticism of your house, just feedback as requested.0 -
The presentation is nice, it certainly seems to have potential, but at a quick glance, there are no primary schools within a reasonable distance. 4 bed houses (why are you calling it a villa?) are family properties and the kind of people who might be interested are likely to need a primary school place. It also looks sterile in the pictures. I know it's a balance between clean/tidy for the photos etc, but those photos remind me of a 'cookie-cutter' box on some no-name estate miles from anywhere. It lacks character and perhaps it needs to look a little more 'lived in' I guess. How about some flowers in the garden for instance?
The photos are all jumbled, its really hard to tell what I'm looking at and there's no floor plan either. I cant get a sense of how the house is laid out. Property Bee also shows me that it was on for £208K to begin with and now it's a 'fixed price'? Sorry, but there's no such thing in this market. I'm not buying at the moment, but fixed price says to me that you wont negotiate. It's a nice house, but it doesnt have a wow factor for me and the perceived lack of negotiating position is a problem. It also looks new? Is it? What guarantees come with it?
There is no information on parking in the particulars. It looks like that drive might belong to you, but you mention a garage conversion which immediately rules that out as a 'junk' room. Do you have a loft? Also, I cant see a garage in the pictures....Debt Free! Long road, but we did it

I have no idea about the glascow market so wont comment on price but first impressions are..
a) It isnt a Villa..its a bog standard modern detached house
b)Many of the pics seem to be close up pics of things/furniture etcFeudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0 -
