    Thankyou all for your comments.

    I knew i had done all i could do with regards to repairs and alot quicker than others may have.

    I did make it clear that they wouldnt be getting anything out of me in way of money for their takeaways when he called. I just wanted to be sure that i definately wasnt under any obligation to compensate them.

    I hope that you immediately sent a limousine around to them, that took them to McDonald's and back.
    Oh, and the bottle of chilled champagne to wash their nuggets down.

    I think it would be a waste of Champagne, A litre of cider maybe.

  • why not to ask your tenants to get the oven repaired, keep all receipts, and all costs deduct from monthly rent?

    The OP had an engineer there within an hour, problem found, part ordered and will be repaired within the next day or two. You don't get that service from many landlords.

    It's just the tenants trying to claim for take away food because their children will only eat chicken nugget cooked in the oven or under the grill.

    Personally I think this is a great opportunity for the tenants to introduce the children to a larger range of food. ;)

    Well, I know what i'd say - let the kids go hungry until they do eat what's given to them. But then I'm old school. And by the sound of their diet a couple of no food days would not do ANY harm... No seriously, as already pointed out, feeding her kids is not your problem - it's hers. She does have a hob and microwave - plenty of meals can be cooked without a gas oven. Up to her to learn pronto if she doesn't know how.

    Your responsibility is to get the oven fixed in reasonable time - but I'd say it is not an emergency as she does have other means of preparing and cooking meals. But as a good and responsible landlord you of course will do your best to do it as soon as possible.
