Morning everyone!
It is SO nice to see so many familiar faces on my diary, making me feel really positive. thank you!
Today is supposed to be the day our potential buyer makes a decision so waiting to see if the phone rings. I asked my ex last night what he thought if we did get an offer.... his preference is still to buy the flat himself should his inheritance be enough, so hopefully he'll be able to find that out soon, it's been a couple of months since he first said it was an option so I hope he gets an answer soon.
I am WFH today which is needed, yesterday I did 45mins boxing in the morning followed by 60mins circuits & 60mins yoga in the evening so my body is pretty tired!
Tonight Im heading to my best mates in London, they got engaged over xmas (after him changing his mind about never getting married!) I have £30 in the budget for the evening, train budgeted for seperatley. We usually just stay in so that should be more than enough. I'll take a bottle of wine and some chocs left over from xmas so thats free.
The rest of weekend should be relatively spend free, just dog walking with friends and staying in alongside more super human training. It's awesome to have something to work on that costs nothing to keep me from going stir crazy while I save money and go out less!

Updated YNAB today and I'm £68.10 under-budgeted. It's because the annual ground rent on the flat is due and my half is £175 and i'm struggling to cover it all (when it sells then i should get the portion of the year i don't own it paid back by the buyer).
I think I can try and save on groceries for half of it and the other half maybe reduce horse-riding by another tenner and I should be over-budgeted on my utilities by the rest. I'm leaving it as red on YNAB for now and my January challenge is to end the month not having to have put that on the credit card.Santander 0% £1,529.94

If you are fortunate enough to receive an offer from the guy today , I would be inclined to offer it whilst your Ex works out if he can progress with a buy out

That's true, my ex isn't the most reliable at sticking to his commitments so i would be silly to lose a buyer. Heard nothing yet though.... just hope we don't end up back at square one with no options..... need to keep my positive head on.Santander 0% £1,529.94

Happy weekend gang!
Lots to tell... just back from London came in under budget as my lovely friends shouted dinner last night, I am so lucky to have them! Have a great evening with a G&T and food in the pub then back to theirs to chill and we went for a workout this morning which was great. So I’ve managed to knock a tenner off the amount I’m under-budgeted by in Jan!
We did get an offer on the flat. However is was v.low, £285k BUT he also wanted us to pay to extend the lease which is circa £8k therefore offer only worth £277. As a reminder on numbers... we bought it 3.5years ago for £300k, originally marketed at £375k as a cr.ppu estate agent managed to woo us with numbers, reduced to £345 then £325 and now 300.
My equity in it is only £12k and I’m budgeting circa £2.5k for my share of fees and I owe Ex £5k from the sale. So if it sold at 300k I’d get about £4.5k to keep so an offer of £277 isn’t even an option.
Plus we are sure it should still go for 300. Our neighbour downstairs sold hers last month for 300k, same block, same lease length, same condition just hers is a different slightly worse layout in my opinion and no loft space whereas we have a huge boarded loft.
Therefore we rejected it, not heard anything since. Spoke to Ex last night and we are both in agreement. He’s trying to hurry things on his side to find out his affordability, it would be great if that work as would save on fees too so would get a bit more back.
Tonight is just driving to a friends to chill which is free and tomorrow I’m going to training, quick horse ride and then dog walk and rest! My legs will hate me after this weekend! All free though so first week of January has gone very well money wise!

How lovely of your friends to sort dinner for you, but good friends are like that, aren't they?
Congratulations on the flat offer as hopefully that will boost your confidence that people do want it. It's a shame it wasn't enough but, from what I've heard and in my experience, people tend to put a really low offer in to start either to try their hand or because they can't afford the asking price. I had a few offers on my house from people who really wanted it but didn't earn enough for the bank to agree to the full amount. It was really frustrating.
Hopefully your ex will find out what his options are and it will all work out more in your favour too.

Hi all
Hope you've had lovely weekends, I am pleased to report I came in on budget, some of the money saved from dinner was spent in the Supermarket as I had to buy some more expensive items... toothbrush, fabric softener etc but I did knock a tenner off the amount I'm under-budgeted by which I'm happy with.
Did superhuman training this morning which was good but really tough at one point my legs and arms just turned to jelly, so took some advice around nutrition and recovery which I can put into action this week which will hopefully help.
Despite that still went to help my friend at the stables this afternoon and ended up riding to save them taking out two lots of horses, they were all a bit spicy today and a few times had to sit tight to stay on! Was fun though and free horse-riding so all good!
I have meal planned for the week and am trying out some new recipes so that'll give me something to do in the evenings.
Only one social planned this week, it's with a guy who runs a successful network in the industry I work in, he's great fun and a great contact to have for if/when I decide to move on in work. So I've budgeted for train tickets to London and £30 for a drink and something to eat. Hoping to come in under budget as it may just be one drink.
Now here's another mini goal for this week. I have found that I struggle sometimes when my weeks are quiet socially, I feel lonely and a bit down. So, this week I plan to spend time cooking new recipes for dinner and doing something I enjoy in the evening... reading, colouring, writing on here, watching my Downton DVD's and to find the spare time relaxing and enjoyable instead of a downer.

what I do sometims when I am bored - is literally MSE and find a board that I don't usually follow (but have some interest in) and just spend an hour or so reading. That is usually educational, and frequently makes me realise my problems are not so bad, and is a community that eases the boredom.
My favorite is motoring as there is always some nonsense going on (but not parking - valiant ragers against the (ticket) machine and all that, and we all a debt to them, but its a touch hardcore) -- If you were interested in new recipes try the Old Style boards - some splendidly cheap stuff there.I think I saw you in an ice cream parlour
