Ta mate. Just found it surprising, it was that super quick (not that I should be complaining). Are we okay to proceed with Conveyance once we have electronic copy of the mortgage offer? I had hold on any conveyance process because I would have had to pay non-refundable £300.

Perfect. Wait begins then! Does Conveyance process take long as mortgage as well with much as difficulties as well? Or is it fairly smooth process? Ours is a new build, currently being developed and I intend to use the same solicitor as used by the developer, Taylors Legal. Searches normally take a week or so to turn around. The solicitors the developers use, or one the developer recommended? I wouldn't use the same firm, if that's what you're going to answer. Different firms is always preferable.
Developers always want everything to happen today. They might just wait until tomorrow at a push. Don't let them push you around.
You should be in a position to exchange by 3 October but as long as you've done everything you can to get there, there's not much they can do. They'll blow plenty of hot air and try to pressure you, but in practical terms they aren't going to re-market the property for the want of a couple of days.I am a mortgage broker. You're quite right. They had been slightly pushy and asking me to start with the process. But I had been firm, that I will not proceed until I have an mortgage offer. They tried couple of times but they aint bugging me now. Thanks mate, you'd been grand help in this painful ride:)0
