I cant sell my house - any advice?

    If they've said space upstairs and you've decluttered you might have done the trick.
    A price drop isn't going to hurt though.

    Nothing useful to add, just wanted to say I love your house!! and the bunting, you have had 30 viewings which is amazing, so lots of people love the look of it. Perhaps many of them aren't yet in a position to buy yet but are still interested.

  • I think your new photos are a big improvement. We sold our house last year, it was an Edwardian house too. Our estate agents' estimates varied from £269K to £380K - it was hard to estimate because a little unusual. We started at £340K, as recommended by the estate agents we chose. However, we did not get serious interest until we had dropped the price substantially. We eventually sold at £290K. It took us a year to get used to the drop in price, but once we got the price right, it went quickly. (The house next door has been on the market ever since we left, now at £310k, still has not sold.)

    You need to ask yourself how much you want to move? We decided we wanted to get out before house prices dropped further, we are now happily in our new house, and have forgotten the stress of selling the old one. I don't know your area - but I would guess the price may still be about £20k too high.

    Have you tried valuing your house with Zoopla or Mouseprice?

    It really is about price....some people still do not get that...well done for you..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    If I could find it again I would post a link here - found a rightmove where the agent had obviously interrupted the vendor as the bath was full of water :eek:
