I cant sell my house - any advice?

of course, years ago people really did manage with 2+ children of all ages in a house that size, its perfectly ok, no one is going to die of cramp
read the room sizes, they are average sizes for... yes... a family home
its not enormous but presumably if they were much bigger the price would be (although as i said i cant comment on the price as i havent done the looking up)
Of course, one could manage to live there with a family. But as someone with a similar sized house (but we also have our loft), and a 5 yr old and 6 year old, we would certainly be looking for the next size of house up. I think those with 2+ children would probably put more value on larger room sizes, a loft etc than the lovely decor and period features.
Years ago people did manage with 2+ children in a house of that size, but that was without all the modern clutter and possessions that we seem to have now. When I was a child, I had a toybox, a bookshelf, and board games on top of the wardrobe, and that was it, but my children now have oodles more stuff than I had as a child, and they are not spoiled or unusual. I just think we are perhaps a little more materialistic in society today. And the idea of not having a loft makes me come over postively weak!0 -
i agree about the loft my OH is a horder and the loft is filled to the brim with cr*p, he's allowed that area so that i dont have to see stuff in the main house
however, i do get frustrated as we live in a house exactly that size, with utility room, actually i think the kitchen is bigger in the OP but its filled with stuff and theres only 2 of us here. I think its ridiculous that a family sized house is filled up with 2 adults and i really want him to dump more stuff. i dont know why we all have so much stuff0 -

OP here - wow, I've been a fan of MSE for years, but the response and the value gained is terrific - thanks again.
So, I've just booked some storage space at a local place and will empty the cupboards etc, to enhance the impression of space.
BTW - there is loads of under eaves storage which isn't pictured and is definitely more accessible than a loft and not a lot less I'd bet.

Poppysarah - why do you think the second agent is not the way to go? My thinking is that the original agent will work hard to try and re-coup some of the money the house owes him and having two will generate more action - a bit of competition?0 -
i know im in the minority, but i never minded the bunting and thought it really fitted with the style you were presenting, that pastel, shaker, victorian look

I know where you are coming from. The truth is I am a little disillusioned at the moment, so perhaps more ready to be led by others than normal.
We may re-install a bit of "local" colour; I know the other half isn't happy about some of the feedback - taken personally LOL!
I'm pretty sure I can make up some of the price reduction on the house we have our eye on, so that may stop some of the pain there.

Better photos might help (and demand a floor plan!), but I do think the OP should ask the new agent for an honest appraisal of the house to identify the target market, so it can be presented to appeal to that group most - the first agent may have got a little swept along by the bunting, which the OP can be justifiably proud of, even if others don't necessarily share their enthusiasm!0

Done that, hence the price drop to £310k (gulp) and the de-clutter!

Can people see it's listed with two agents ... and with property bee people will know how long it's been on the market.
You can seem to desperate to sell using more agents.
The new bathroom picture - what's the thing in the corner? You should have moved that!
The eaves room photo is worse!
I would have decluttered and then had photos retaken.
The problem is you've had lots of viewings so the first agent has done quite well - but failing to get a sale indicates it's probably not the pictures really...
You said it's upstairs space... and it still doesn't look huge.0 -
I didn't really mind the bunting, but:
- the 2 small bedrooms do look really cramped
- if Bedroom 1 is in the roof, then no toilet on that floor. I could put up with no bathroom, but I don't want to fall down the stairs in the middle of the night when I need a 'p'
- no worktop adjacent to kitchen or sink in the kitchen would make preparing food difficult. In fact it's hard to see where there actually is worktop for food prep in the kitchen half of the room. If th fridge is right up by the french windows that's even more impractical.
The new photos do look a lot brighter and more pleasant, starting with the exterior shot.
- The dining room needs to be shown as such, with a table and chairs.
- bedroom 2 and 3 look better, but what is in the bottom L of the photo of bedroom 3? - it intrudes.A kind word lasts a minute, a skelped erse is sair for a day.0
