I cant sell my house - any advice?

Hi

Our house (Edwardian 3 bed semi) has been on the market for 7 weeks and has had 30 viewings, but alas it remains unsold. We had one offer at £225k but they ended up with more to spend so withdrew the offer and spent £50k more on a property.

Direct feedback from house hunters and from the agent suggests that most people like the place (some have appeared to really like it), but the recurrent theme/concern has been to do with space upstairs.

I'm pretty confident there's no major issues - we are in a very popular area, the house is clean and tidy, no hideous neighbours etc. We also decorated in advance of the sales pictures and really prepped the house thoroughly.......so I guess it must be the price? DO YOU AGREE?

The agent has suggested this too, saying that house hunters in the £330k price bracket are able to consider properties with more space, albeit without the character.

So, we have just dropped the price from £330k to £317.5k - we started at £330k as this was the top end of the two quotes we got.

Any thoughts on why not sold?

On a future sales strategy?

Comments on time-frames, viewings so far and what to expect?

PPS I have hired a second agent today - new photos and re-launch with them tomorrow. Does this seem sensible?

    7 weeks isn't a long time in this market, but 30 viewers is a lot. I think I had less than 3 in that time!

    It depends how desperate you are to move. My neighbour hung on for 12 months more than me but managed to wangle an extra £5k. If you want to move quickly, lower the price. If you're content to stay for a while and you want the highest price possible, be patient. But if the market around you is falling, it might be better to lower the price sooner rather than later...

    It's a very pretty house and the garden is lovely, but all rooms look small, so if I were you I'd declutter and rearrange the furniture and if needed, put some away in storage.
    I guess a lot of people want more sq ft for their money unless the place absolutely works and every bit of space is used well. But some photos are a bit useless (showerhead anyone?) and I can see your EA did the photos, he could have used a wide lens camera.

    Absolutely agree with you hence why today I've removed a large wardrobe from one bedroom and the bunk bed from another.

    The new agent will freshen up the photos, but I guess the shower head will stay with the original agent - it's been a bit of an ice breaker with the house hunters to be honest - a very strange photo!

    note to estate agent - dont take close ups of chrome wear in bathroom if there is limescale on it

    lovely house, usual sizes for that sort of house so its not small necessarily so it must be price

    I can see the EA in pic 8 lol (as I now see someone has already mentioned)

    Don't have any useful suggestions sorry.

    Not keen on the bunting in the kitchen... fine for personal living if you like it, but I just think it might distract viewers, who already have a lot to take in when they do a viewing.

    Too many photos including bunting at the start.... got a bit bored of that and it looks odd. Agent has used some bizarre 'lifestyle' shots, without the skill to pull it off.... he's also not too bright at spotting himself in the mirror taking the photo is he.

    It not character but looks quite a bit bigger than yours - that's hard to tell without a floorplan though.

    40k less is about right to deduct for the boredom factor.
