i know im in the minority, but i never minded the bunting and thought it really fitted with the style you were presenting, that pastel, shaker, victorian look

my thing was only the useless picture of the shower head and i thought it was probably price. you werent having problems getting people into the house
Me too............it's not my own personal taste but I thought it suited the house and look you had created.
When selling our last-but-one house which was painted in Farrow & Ball period colours in keeping with the Victorian building, our agent advised us to neutralise certain areas (in particular the very large hallway and main bathroom) to attract more prospective buyers. We did as they suggested, re-emulsioning and painting the walls and woodwork in both spaces as well as changing a 3 year-old stair carpet to match the scheme. The first thing the people who bought our house said was that they would have preferred it left as it was as it was more in-keeping with the age/style of the house and the second thing they did was to change it back to how we'd had it originally
You can't please all of the people all of the time though and when trying to appeal to the maximum number of potential buyers neutral may be best...........

I think the new photos are, on the whole, a large improvement – they give an impression of each room as a whole, and when the floor plan goes live, we can see how they all fit together. If you wanted to nitpick, there’s a little further room for improvement:
1 – kitchen/breakfast room. Suggest putting the jug of flowers back on the table (or new ones), and I reckon there’s even room for one string of bunting near the table if you’re worried it looks a little too impersonal. Good to see you’ve cleared away that tray beside the dishwasher too.
2 – dining room. A much improved photo, although calling it a dining room seems a little odd as there’s no table in it – perhaps amend the title to ‘family room’ or reception room?
3 – sitting room. A better photo, but the TV still looks like it blocks out the bay window and protrudes into the room. Would it be possible to temporarily move the TV and cupboard out of the room while the photo is being taken, just to give the illusion of space?
4 –bedroom two. Again, a much better photo – it looks like a bedroom, rather than a prison cell!
5 – bedroom three. Wow! Where did all that extra space come from?!? Far better, although I’m curious about what that beige thing in the bottom left of the photo is.
6 – bathroom. Again, better, now I can see where the bath is in the room; although I probably don’t need to see the laundry basket, and throwing a towel over it doesn’t actually hide it! Also, while the loo roll holder is nicely symmetrical in relation to the window, isn’t it a bit of a stretch when sitting on the bog?!? But I’m probably going a little far now….!
7 – bedroom 1. I’m ambivalent about this one. If anything, it confirms that this room isn’t huge either, whereas the previous agent’s photos merely suggest it…
8 – garden photo. I prefer the previous agents ones – the garden seems greener and more lush, although the weather may have been better – could you use them again?
9 – summer house interior. Sadly this is worse than the previous agent’s picture, which managed to hide the junk – reuse the existing picture, or seriously declutter!
Hope that helps – my feeling is that the photos and floorplan will give people a more accurate view of the house before they think about a viewing, whereas the previous agent’s work meant they only got the measure of the place when they arrived, and decided it wasn’t for them – hence the 30 viewings and only one offer, wasting their time and yours. Now, I suspect you’ll have fewer viewings with the new agent, but those that do should know what to expect, and may be more likely to make an offer than previously. Best of luck!0 -

I would say (having just come to this thread and not yet read it all), that although the house looks very nice, it also looks very cluttered and cramped and the TV in front of the window shuts all the light out of that room. I personally would remove all the flags, my initial thought was 'is it the Royal Wedding or something?' and I think they are a distraction.
