why can't I sell my house?

  • Have to agree about the colour scheme I'm afraid. Also, the site your house is being advertised on is hardly selling it is it? Apart from that its a nice house though.

    Edited to say, I have just looked at the virtual tour mainly of the kitchen, and it looks really cramped. The appliances are all over the place and don't look like they belong. The kitchen alone would put me off buying. Sorry to be blunt :(

    Is that the only website it's on?

    Everyone I know uses Rightmove when looking for houses - if it's not on there you lose a large number of potential buyers straight away.

    Maybe I am just impatient because I have bought and sold 8 houses in the past 20 years and its never taken so long.

    I know that one of the main comments (for which I can't do anything about) is that the house is 'top heavy' i.e. it only has 2 main rooms on the ground floor (kitchen/diner) and lounge, but 2 further floors with bedrooms and bathrooms. However, there is great potential to extend at the side or back to add a dining room etc if that is required.

    It's difficult to do direct comparisons with houses that have sold in my road/area because they are all sooooo very different. Ranging from bungalows to detached with swimming pools and 2 up 2 down terraced as well!

    https://www.houseprices.co.uk highest price for a semi *ever* in that postcode is £247k - buyers will mostly see this

    kitchen needs refit
    laminate flooring is a bit council house/rental i.e. would you pay over 300k for rental/CH decor
    lilac bedroom and fitted wadrobes a bit 1990

    It looks like a lot of work and money to make it house doctor neutral contemporary living - I'd want cheaper or higher finish given past selling prices

    I had great response with housenetwork and the fact that they are on rightmove is its bonus.

    I think it looks nice, althugh Id never have purple in a bedroom as it blocks sexual energies :o and I have to say Id never view a house where there weas a purple bedroom

    the cheapest 3 bed in romford is around the 150 mark.

    Our 2nd bedroom is purple, I like the colour myself including lilac, colours wouldnt put me off, although it would detract a bit as long as its easy to paint out.

    I like the colour but its well known that it inhibits ones erm, expression in the love dept!

    I think others have been harsh on your presentation actually. I don't think anything needs changing, except for the kitchen perhaps. You can't please everyone and much of the criticism I don't think changing the floor or ceiling lights will help you sell.

    I'd also never use Haart. They seem like amateurs to me.

    I do fear that your are overpriced. Forgive me as I don't know the area but here are some houses that are cheaper, showing as sold and they all have the bigger downstairs space.

    I think the downstairs space issue means that perhaps your house is overdeveloped which means that it might not fetch as much as you'd like. :o You could try converting the garage but it's a risk, I'm not sure whether you should really do it or not.

    :rotfl: That's where I'm going wrong! Blinking landlord :rolleyes:, maybe that's why they moved house.

    Here is my take on what put me off.
    Dont take offence it is just my opinion
    Over-priced.
    Needs potted plants to break up the outdoor council car park.
    Red paint needs toning down.
    Piano in the hall.
    Cheap looking laminate flooring.
    Fridge looks terrible.
    Needs new kitchen.
    Artex - Arrrrrghhhh.
    Loft room needs re-painting and posters removing.

    You must remember buyers cant see past these things.
    From this quick look at the house I would go away thinking it needed total redecoration, a new kitchen and landscaped front area.

    Would I pay £308,000 for it - No Way.
    I would have snapped up the offer 0f £285,000/
