I wonder how long it will take for the vendor to find some coffee to smell when he (or she) wakes up?

    Not long at all.

Tollington Road is moments from Holloway Road which has a Waitrose & Partners, Marks & Spencer

There's also Argos, Sports Direct, Coral and CeX, but perhaps they're not aspirational enough to be mentioned by the agent.

Londoners are used to busy roads nearby because you're rarely far from one, but the problem is that even after you've fixed that place up, you've got a six-bedroom family house with at most one off-street parking space (I'm assuming the council would let you do what the neighbours have done and adapt the front yard).

It would be £200k at London prices to fix that place up and when done it would be worth £1 million at most. I reckon the current owner was done and is now desperately hoping to get out.

Her courage will change the world.

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.

This studio is so small they decided to fit the radiator to the wall sideways, the front door practically touches the end of the bed and it includes use of a *communal* washer and dryer. This "well designed" "GOOD VALUE FOR MONEY" property is listed at just £235k.

There are two other bedrooms converted into 'studios' available for similar prices in the same building:

https://www.rightmove.co.uk/property-for-sale/property-70977214.html - this one has had the cooker hood installed in-between the integrated separate oven and two ring hob.

Two of the three have the same shower pictured, so presumably that's communal too.

A timber beach hut that requires replacement,...

The site is held on an annual Licence from the Borough Council of King's Lynn & West Norfolk and the beach hut can be used from the 1 April to the 30 September each year.
The non-domestic rate is currently £139.20 per annum. The ground rent for 2019 is £581.00 (2019-2020). There is also a £15 per annum levy towards sea defences.

The council requires an administration fee of three times the ground rent to assign the licence to the buyer, which is paid by the buyer direct to the council.

So; £735.20 per year in charges (currently)
    £1743 for the licence
    £5000 for the site
    + how much for a shed & installation (?)

You could have a lot of foreign holidays for a family for that amount!

I'm very suspicious that the photo doesn't show a window ...

Might be that my eyes are getting used to those tiny spaces, but the 2nd one looks so much bigger than than the 1st, and it has 2 windows:T

3rd has a full bathroom, rather than a poky shower & presumably a toilet:cool:. Seems like a waste of space, unless you're planning to use the bath as a place for guests to sleep:rotfl:

Yes, the second one looks considerably larger. Interesting placement of the curtain rod on the right, presumably because of the cooker hood installation, and they couldn't find a another curtain a little longer to fit it.

Like removing the avocado bath tidy.

Chwarae teg for still playing the electric guitar at their age, though.

The wallpaper in pic 8 - one of my relatives had it in their bedroom
