    I'm loving that garden too. Wasn't it Alan Titchmarsh that said that garden paths should have a sense of destination? Well it's really worth walking down that one to that solitary bush isn't it!

    I must not be terribly discerning, because although we are assured that this is an exciting and rare opportunity, I'm not exactly wetting my pants at the prospect of forking out £200k for it:

    The last time Mr Morgan or Mr Davies (can't remember) showed us one of these, he was trying very hard not to make it sound exciting or rare, but maybe that was because he knew a guy in a dark blue Beemer was to arrive as we left..... and he clearly needed no introduction to the dark art of magicking piles of rubble into desirable rural residences. :whistle:

    That one turned into a very nicely situated 4 bedder overlooking its own land and river, but this one appears limited to 2 beds and is overlooked by its own wilderness, 'untouched for 40 years.'

    Not a lot to do, then!

    I'm a bit old for that sort of thing now anyway, so I'll selflessly share this with you.....Oi, no pushing at the back!

    P.S. Winter seems to have come early to West Wales. :undecided

    :rotfl::rotfl::rotfl:....and did you spot the bit about cautionary notice of "Track not ideally suited to cars". Promptly translated by me into "Well - you can walk up - and don't forget to put your wellies on and have a stick in hand before you do so".

    Errrrm...and if you've lived in West Wales for a while - then you don't make jokes about property-burning in the 1970s.......
