1. Knock all downstairs into one big room and make a proper sized kitchen in it.
2. Take off part of the upstairs lounge to make a bathroom. And get rid of the kitchen in there!
3. Rip out the bathroom & en suite & redo.

Also the prices are a little high on that site
I thought the price was just one badly misplaced decimal point, but it appears that all the properties they have on there are suffering from the same price inflation.
I assume for this price that the house is included

That is the most bizarre layout! It's a fairly large property but has been designed with lots of small and/or awkwardly shaped rooms and a very strange flow between them. And why would anyone build a house that size with such a tiny kitchen?
