Think this is the owners listing it themselves, I first saw it a few weeks ago when my husband sent me a PDF with all these photos in that was on his work bulletin board.
We were actually out there the other week to have a drive-past viewing of this:

I can't find the change of use on the Highland Council's planning system and I'd be surprised if permission was granted for residential use without an environmental survey - there are two fuel tanks buried in the front of it from when it was a garage for a while.0 -
Update - they director did call back, and it was at the vendor's request that they list it as 4, not 3, bedrooms.
Not a lot the EA can do apart from follow their client's directive.Determined to save and not squander!

Or on the blurb for the property call the study - study/bed 4 as seen several times.
Its not just the wall to reinstate, there is a door that was blocked off!
Guessing the other door to the '4th' bedroom was on the diagonal wall next to the bathroom and wall was on the apex.
Just seen it was sold in March 2013 as a three bed! So it wasn't the current owners that did this. So why are the owners classifying this house as a 4 bed when they bought it as a 3 bed? Asking £100k+ more for it.

omg just think how much a new lounge carpet would cost!
The first measurement without any units looks like it could actually be in inches. I'm struggling to work out how 165 inches could be converted to 52ft 6 even if you thought it was metric.
As my old science teacher used to drum into me 50 years ago: UNITS UNITS UNITS
ETA: I see from the floor plan that the first measurements are imperial but they have missed out the decimals.0 -

The 100K+ would suggest they have cottoned on that 4 beds go for higher prices?
The EA is surely under an obligation to ensure accuracy as far as practicable. The plan they have supplied shows 3 beds & a study. Now I know the study could be used as a bedroom but it doesn't have an ensuite or access to a downstairs loo. If I was looking for 4 beds in a traditionally styled house I'd want 4 upstairs.
If they want to advertise it as a 4 bed they should reinstate the other bedroom. Messy perhaps, but not expensive.0 -
I think the 3/4bed house is perfectly ok to call 4 bedroom personally. A 4th room is often used for guests, and sleeping in the room on the ground floor, with a bathroom on the floor, isn't an issue at all. I'd do the exact same.

but there isn't a loo on the ground floor, just a small handbasin in the utility room, which appears to be accessed via the living room, dining room and kitchen. (So quicker to go upstairs)glasgowdan wrote: »
