This one incensed me so much that I called the agent, Thomas Merrifield of
52 Market Square, Witney, and asked about it.
They confirmed that it's certainly 3 beds now.
Their answer was because it was once 4 beds and one could add a wall back in to make it 4.
I said that one could add a wall to any house and make an extra bedroom, but this didn't fly.
I asked why they gave this false information, and was it to trick buyers into seeing a house which offers less than what buyers are seeking, and they reverted to the line of being able to add a wall.
I'm awaiting a call back from the director to explain more. I won't hold my breath.

Update - they director did call back, and it was at the vendor's request that they list it as 4, not 3, bedrooms.
Not a lot the EA can do apart from follow their client's directive.

I think I will stay away from Mey beach because if I see the Queen Mother there I will freak out.

Mey beach is a gem. Frequented by the Queen Mother during her residence, and now Prince Charles during his visits,
