Nowhere local does floorpans for 'standard' house layouts.

The second lounge *was* the garage, but the garage front is still there as a store/shed.

So its not a standard layout and needs a floorplan to see what you have had to describe to us.

I think you'd be better off starting a thread of your own on why you can't sell your house: you will get a lot more replies than you will here. You will need to be thick skinned though and accept that people will challenge your views.

Still, I've written some comments in line for you.

Needs a new kitchen. The tiles on the kitchen wall are a horrible colour next to the units. Wooden units look dated and worn.
It does- but it's priced at 20k cheaper than anything else on the estate, partly to reflect that. Sorry, but it has been reduced: to me that doesn't say "I've factored in the kitchen" it says "I can't sell it for the price it was". Did it start out 20k cheaper than the rest of the similar houses in the area? p.s. I think the kitchen is ok, but some people like new kitchens every couple of years.
Back garden is in shadow for most of the day if the patio chairs and patio are at the far end away from the house.
No it isn't. That's just where they are. I think this is more of a reflection on the pictures in general. They don't give me even a feel of the layout of the house and you have 3 bedrooms without a single picture of one? Not good at the best of times but without a floor plan I have no idea what is going on. Seven pictures is not enough for a 3 bed house, you should have one picture for each room at least
It isn't a detached house it is a semi joined at the garages. Link detached means semi.
It's a link detached and it says it's link detached? This isn't your fault it is Rightmove's. They list link detached under detached, it annoys me that they do because I only search for detached and IMO link detached doesn't count.
No mention of the garage in the description & no floorplan. I'd hazard a guess that the second lounge is/was the garage.

I agree with others: you need a floor plan. Personally, I wouldn't sell a place without one. I'm sure that many houses that may have been ideal for me to purchase have been passed by on Rightmove because they didn't have one. I don't care what the agents say - tell them to get off their lazy backsides and create one.

Nobody on that estate puts cars in the garage. First: I put my car in a garage and I don't give a tinker's cuss that no one else does. Second: It is highly unlikely that the person buying your house already lives on the estate. So why would they want to be bound by "estate rules"? Third: knowing that "nobody...puts cars in the garage" would make me wonder about how easy parking is, how cluttered the street scene is and would be a major red flag for me.
The house does have extra space via a conservatory and a second reception, and is competitively priced compared to, say, http://www.rightmove.co.uk/property-for-sale/property-57798377.html
Sorry, but I disagree: That house looks much better than yours. It may be all in the way the listing is done, in which case you should change agents as it is under offer and their agent knows how to sell better, but it is also properly detached and looks altogether more "liveable" in.

Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

Build on it - old graveyards can be built on, but bodies would need to be exhumed and reburied at another cemetry.

Especially as this is a thread where people usually link up some laughably horrendous houses, so this one is in danger of becoming guilty by association!

(looked fine to me, including the kitchen ;) )

Tom Baker deliberately bought a house overlooking his grave plot, so he could contemplate and reflect on where he was going to end up... so maybe this is a chance to get hold of the plot!
