    I haven't read all three pages but are people really unable to see beyond 'ugly' wallpaper and bottles of shampoo to see the true potential of a house?

    That was the formula around here too for years. Buy a £1m home, knock it down, build a huge mansion, put it on market at £3m+ for boom money to buy.

    Few are doing that now, and many developers are still trying to sell the £3m+ mansions.

    It's on the Goldings Manor Estate, and at least the mansion of the day gave way to allowing more people to have homes. Great Monk Woods to the side. It comes down to price though. You might get an interested buyer at current price, but I suspect more likely to get buyer interest if dropping the price. That's logic isn't it?
    Goldings Manor is a modern estate of mostly large detached houses built in the grounds of 'Goldings', a large mansion demolished after being hit during the Blitz.

    There's some people on this thread who haven't got a clue about the area. Frankly, some people are sounding a little jealous TBH.

    Bad form to quote myself but I really did want to reiterate the numbers above. I had a look at the archived Rightmove listings for the above and the one that sold at £735k and the one that was marketed at £700k and is Sold STC are similar houses to the one in question.

    That really should tell you where the realistic price level this year is for this house.

    There are a lot of people saying "For 800 grand I want a helipad and an Olympic sized pool" but posters that say they don't know the area are right. I don't know the area either but I have looked at directly comparable properties.

    My house was £230k for a 4-bed detached. Nearby is a single street where 4-bed detached houses sell for £300-325k. It's a gated street of posher houses. :) From the Rightmove listings it sounds like "Golding Manor" is similar, and hence why properties on that estate sell for more than others in the area. Nonetheless, £700-730k looks more like a realistic price range to me.

    Tell your friends if they want to sell fast they should have a frank conversation with their EA about what price they can realistically expect. If necessary, they can then drop the asking price accordingly.

    As for being jealous, I think with that amount of money i would want to instantly feel that a house welcomed me in and looked inviting from the outside. Even if I could afford it, it would not appear sorry

    Remember this is a public forum, you asked for opinions, you dont have to read those opinions let alone consider them.

    It is rather lame to throw out an accusation of jealousy to be fair just because you arent happy with what you are reading.

    I am reluctant to comment on the house because it just isnt me, regardless of the price tag, it is mad to think I live near almost identical houses to the one you have posted about and they are fetching no more than £250k! However, I live in the beautiful Welsh countryside where London is considered a "bit noisy and not for us"! :rotfl::rotfl::rotfl:

    I dont think any of the photos do this house justice, - it's a gorgeous house and a lovely place to be, - finished to a high standard.

    Everyone who comes into the house especially comments on how lovely the bathroom, the lounge and the kitchen is especially.

    I'm from Essex and know Loughton well. As you say, and as I've mentioned, the photos aren't good enough. Also, I'm sure a black bathroom isn't to everyone's taste - it's not to mine.

    Ouch indeed! Jealousy is a terrible thing :)

    I was looking for constructive advice, not for my friend's personal taste in furniture to be slagged off. A buyer can bring in their own furniture etc, - it's pointless.

    This location backs on to Epping Forest, - it's not noisey at all, it's extremely quiet.

    That's hardly surprising you can buy the same house in Wales for 250! It's in Wales for Christ sake! :rotfl: :rotfl: :rotfl: ;)

    A plot of land in this area of Loughton would fetch 550k with no house on it! :D


    As for the photos, - I totally agree, they are terrible.
